Our Bio:

ColRich is a real estate, construction and investment firm focused on value-add, residential real estate in strategic locations primarily in the Western U.S. Our platform’s sustainability is assured through long- term ownership enabled by long-term debt and equity. We are focused on enduring, tax-efficient cash flow for our investors.

In the multifamily space, we actively maximize cash-on-cash returns and capital appreciation by acquiring properties with upside through extensive renovation and improved management. Leveraging our unique homebuilding background and construction platform, we reposition these older properties as design-forward, affordable workforce housing alternatives to newer Class A product.

Our development history includes the successful entitlement, construction, marketing and sales of single- family homes, townhomes, mid-rise condominiums and apartments. Currently we are bringing to market two master-planned, destination-oriented communities offering a combined 5,000+ homes (both for sale and rental) over a 10-year time horizon. In addition, the company is also working on several individual apartment developments (1,000+ units).

Position: Six-Month Internship Program - San Diego, CA

About the Program: ColRich’s six-month internship program offers hands-on experience inside a vertically integrated real estate, construction and investment firm. Interns are placed in one of four departments (Acquisitions, Asset Management, Construction or Design) and work alongside experienced professionals on live projects across ColRich’s multifamily portfolio. Each intern reports directly to a department supervisor and is paired with a dedicated mentor who supports their growth throughout the program.

Internship Tracks:

Acquisitions Intern: The Acquisitions Intern supports the Acquisitions team by keeping the deal pipeline accurate and decision-ready, giving underwriting and leadership timely, reliable data to evaluate new deals faster and with more confidence.

Specific responsibilities include:

• Monitor the acquisition pipeline and enter deal information
• Maintain the acquisition pipeline tracker, including CFO dates
• Download underwriting materials for potential acquisition candidates
• Process rent rolls and financials into the underwriting model
• Assist with market surveys and sales comps
• Prepare the monthly cap rate analysis
• Pull market research to support each Deal Memo and keep Deal Memo formatting clean and consistent
• Prepare meeting materials, including printing agendas and scanning LOIs and signature pages

Asset Management Intern: The Asset Management Intern supports the Asset Management analysts by keeping portfolio reporting current and organized, giving analysts and leadership real-time visibility into property performance, renovation ROI and financial variances across the portfolio.

Specific responsibilities include:

• Help analysts complete monthly market surveys, deep dives, renovation presentations and ad hoc requests
• Update the T12 master analysis monthly
• Review monthly financials and assist analysts with variance notes
• Review performance data monthly for performance summary reports
• Audit unit renovation tracking logs and compile corporate tour work order data
• Clean up and maintain the Business Development database
• Organize the Asset Management and Active Deal folders on the shared drive, and save down weekly and monthly (MOR) reports
• Prepare, print and distribute corporate tour packages, weekly renovation presentation handouts and PRM materials
• Attend the weekly Asset Management meeting, rotating regional meetings and ad hoc portfolio calls

Construction Intern: The Construction Intern supports the Construction team by helping keep active construction and renovation projects on schedule and on budget, and by strengthening contractor bids and cost controls before dollars go out the door.

Specific responsibilities include:

• Conduct code and permitting research as part of due diligence for pre-construction projects
• Build bid comparisons and double-check them against contractor bids
• Create project budgets from contractor proposals
• Review unit renovation pricing and re-bid scopes to reduce costs
• Set up the Asset Tracker for test properties from Asana Playbooks
• Prepare monthly reporting on schedule and budget variances for active projects and down units
• Coordinate renovation presentations with Asset Management analysts and send packages every Friday
• Keep Property Playbooks current with renovation and capex work, and audit Asana monthly to confirm project tasks are up to date
• Take meeting minutes for the monthly RCM, weekly renovation and other department meetings
• Help prepare for and attend the bi-annual Construction Team Meeting

Design Intern: The Design Intern supports the Design team by keeping unit and amenity design fresh, on-brand and cost-effective across the portfolio, supporting leasing appeal and design consistency from property to property.

Specific responsibilities include:

• Support property design projects, including sourcing cost-effective décor and creating leasing desk standards
• Create “paint by number” color schemes
• Visit properties for secret shops and to gather amenity ideas
• Plan and carry out DIY installs, design blitzes and light model refreshes
• Complete small tour note items
• Order samples and organize the design library
• Assist Purchasing with online FF&E sourcing
• Call on vendors for pricing and negotiations
• Assist with receipt tracking

Requirements:

• Currently pursuing or recently completed a degree in Real Estate, Finance, Business, Construction Management, Interior Design or a related field
• Able to commit to the full six-month program, full time
• Able to perform work alone and as part of a team
• Self-starter and highly motivated
• Organized with a high attention to detail
• Proficiency in Excel, MS Word and Outlook
• Critical thinking and problem solving abilities
• Track-specific preferences:
• Acquisitions and Asset Management: basic understanding of real estate finance (cap rates, NOI, IRR’s)
• Construction: interest in construction management; familiarity with budgets or bid review a plus
• Design: a strong eye for design and comfort working on-site at properties
