HVAC Trades Mechanic Lead - Health Sciences Center

About the Opportunity The Facilities Management unit of the Division of Facilities and Services is seeking applicants for a HVAC Trades Mechanic Lead. Under the direction of the Manager this position will repair, maintain, install or rebuild all types of HVAC systems and exhaust systems to meet building needs and/or blueprint specifications. Duties will include general upkeep, maintenance, work on all types of refrigeration units, mechanical equipment and perform basic sheet metal repairs at Health Sciences Center campus facilities. Follows procedures and makes work assignments to those individuals assigned to the crew to ensure work is completed in a timely fashion ensuring proper quality and quantity. Inspects completed work assignments of journeymen craft workers, trades workers, and helpers to ensure quality control. Ensures that proper safety procedures are used while performing job duties. Receives work orders. Interfaces with Control Center, Supervisors, Managers, and requesting party to finalize project needs and scope. Assists Supervisor with multi-craft projects related to overall work assignments. Communicates work schedules and goals to employees and customer, creating efficiency and a timely completion of assigned tasks. Provides continual inspection of assigned area to ensure maintenance is completed on schedule; recommends to the Supervisor major repair needs; assists in updating deferred maintenance. Individual will have responsibility to read and review prints on new and existing building projects for repair or construction associated with specific job duties and expertise. Individual will also assist with information for development of as-built sketches of completed projects. Individual will maintain knowledge of state, federal, and local codes and requirements pertaining to maintenance and construction. Determines and recommends to the Manager the needs of the project in regard to crew size, types of crafts, material availability, equipment, paperwork, safety checks to maintain proper work and material flow in order to maintain schedule. Provides continual updates on progress of assigned maintenance or construction projects. Maintains the original scope of project to ensure project cost control. Ensures that work group processes all work requests, material requisitions, weekly reports, and invoices necessary to complete assignments. May fill in for supervisor. Must be able to operate computers utilizing various software programs such as Building maintenance management programs involving work orders and materials accountability, building support systems and other systems as necessary. Install, repair and maintain HVAC equipment, fume hoods, exhaust hoods, refrigeration systems, coolers, chillers, sub‑zero cooler and associated hardware. Rebuild pumps, replace seals, trouble shoot various types of equipment. Work from schematics and blueprints in troubleshooting and repair of equipment. Must be familiar with both pneumatic and digital controls both during installation, repair, replacement and upgrading systems as necessary to include controls and utilization of computer equipment. Fabricate and install various sizes, shapes and lengths of ductwork to support maintenance, and construction projects. Qualifications High School Diploma or equivalent plus 18 months of additional training in HVAC field is essential as well as skills related to electronic controls to provide incumbent skills needed to execute assigned tasks efficiently and safely. A minimum of three (3) years HVAC repairs and mechanical maintenance, ductwork and refrigeration maintenance and repairs to include electric/electronic experience. Broad knowledge of various building trades and skill base is necessary. One (1) year experience lead and/or training others. Must have one of the following: 2 years experience in general trades building maintenance experience in the areas of basic carpentry, plumbing, electrical, HVAC, or other craft trades. Completion of an associate degree in building maintenance or other craft trade. Completion of a 2-year accredited vocational craft trade program. Any equivalent combination of related education and/or experience will be considered. All qualifications must be met by the time of employment. Knowledge, Skills & Abilities Knowledge of HVAC systems and work practices. Knowledge of electric and electronic systems. Knowledge of Refrigeration systems and work practices. Knowledge of local, state and federal building codes. Ability to read blue prints and construction diagrams. Ability to work with fabricating metals. Excellent mathematical skills. Computer literate. Ability to assemble various materials utilized for ductwork, exhaust and/or distribution systems, etc. Knowledge of warehousing functions. Ability to work around moving equipment. Ability to have excellent eye to hand coordination. Ability to hear and interpret sounds in work area and verbal instructions. Ability to work in extreme hot or cold area such as steam tunnels and coolers. Ability to use logical problem solving techniques. Ability to communicate well utilizing both written and oral instructions. Ability to maintain patient privacy. Ability to read, follow and interpret safety rules and guidelines. Ability to work overtime as may be required.
