Job Description

Glenn Layton Homes, a luxury custom home builder in the Jacksonville, FL area, is seeking an passionate and organized Purchasing Manager to oversee purchasing for our high-end custom home projects. This position is responsible for managing vendor relationships, negotiating pricing, controlling costs, coordinating material orders, and ensuring materials and services are available when needed to keep projects on schedule.

The Purchasing Manager will work closely with our estimating, construction, design, and accounting teams to ensure accurate and timely purchasing from contract through completion. The ideal candidate is proactive, detail-oriented, and skilled at building strong vendor relationships, securing competitive pricing, and ensuring quality materials are delivered on time, while supporting Glenn Layton Homes' commitment to building beautiful homes and providing exceptional customer service.

Key Responsibilities

• Manage the purchasing process for all active custom home projects, from initial selections and estimates through final completion.
• Develop and review new project specifications to make sure they accurately reflect the construction plans and the budget.
• Establish and maintain strong relationships with subcontractors, suppliers, manufacturers, and vendors.
• Solicit and compare bids to ensure Glenn Layton Homes receives competitive pricing without sacrificing quality or service.
• Negotiate pricing, terms, lead times, and availability with vendors and subcontractors.
• Prepare, issue, and manage purchase orders and ensure purchases are consistent with approved budgets and project specifications.
• Monitor material pricing and identify opportunities for cost savings and improved purchasing terms.
• Track long-lead materials and proactively communicate potential delays or availability issues to the construction team.
• Review selections, specifications, and plans to ensure materials being ordered accurately reflect the approved scope of work.
• Maintain accurate pricing, vendor, and product information within the company's purchasing and project management systems.
• Work with accounting to resolve invoice discrepancies, pricing issues, credits, and vendor statements.
• Review subcontractor and vendor invoices for accuracy and ensure charges are consistent with approved pricing and purchase orders.
• Assist with establishing and maintaining standardized pricing, scopes of work, and purchasing procedures.
• Address purchasing-related issues quickly and professionally to minimize impact on project schedules and budgets.
• Maintain organized documentation of bids, pricing, purchase orders, selections, and vendor agreements.
• Assist with developing and maintaining purchasing budgets and cost reports for individual projects.
• Ensure purchasing decisions support the company's commitment to building beautiful, high-quality homes while protecting project profitability.
• Price homeowner-requested changes, including obtaining subcontractor and vendor pricing, reviewing costs for accuracy, preparing change orders, and ensuring all pricing and scope changes are clearly documented.
• Perform other duties as assigned.

Qualifications

The ideal candidate will have experience purchasing for a residential custom home builder. Strong knowledge of residential construction materials, subcontractor scopes, and the custom home building process is highly preferred. The candidate should have excellent negotiation, communication, organizational, and problem-solving skills and be comfortable managing multiple projects and priorities simultaneously. xhyhwjd

Experience with Buildertrend, estimating systems, purchase order systems, and Microsoft Office is preferred.
