The Financial Analyst supports asset managers in monitoring property performance, evaluating budgets and forecasts, maintaining financial models, and assisting with portfolio planning and capital improvement initiatives.The Financial Analyst analyzes property operating results, identifies trends and risks, prepares financial reports and presentations, and supports refinancing, acquisition, remediation, and disposition activities. This position works closely with Asset Management, Property Management, Real Estate Development, and Accounting staff to ensure that MHP's properties operate in a fiscally responsible manner while advancing the organization's mission. serves.---**Primary Responsibilities****Financial Analysis and Portfolio Monitoring*** Analyze monthly and quarterly property financial statements, budgets, audited financials and other operating reports for an assigned portfolio.* Monitor property performance against budgets, prior-year results, and established benchmarks.* Prepare variance analysis and identify trends, risks, and opportunities affecting property operations and cash flow.* Maintain and update portfolio-level financial models, cash flow projections, and performance dashboards.* Track operating reserves, replacement reserves, and other restricted accounts.* Assist in reviewing replacement reserve reimbursement requests and supporting documentation.* Support ongoing monitoring of debt financing requirements and loan compliance obligations.* Review occupancy, rent collection, delinquency, and expense trends to assess operational performance – average days vacant, cash versus accounts payable, AR.* Develop ad hoc financial analyses and reports to support strategic decision-making.**Budgeting and Forecasting*** Assist with annual operating budget preparation in collaboration with property management companies and internal stakeholders.* Review proposed property budgets and provide recommendations regarding revenue assumptions and expense projections.* Support preparation of multi-year operating projections and long-term portfolio forecasts.* Analyze utility expenses, energy consumption, and operating efficiency trends.* Monitor budget performance throughout the year and provide variance reporting and recommendations.**Asset Management and Portfolio Planning*** Assist in evaluating the financial and operational performance of properties and identifying properties requiring additional oversight.* Support capital planning initiatives by tracking capital expenditures, reserve balances, and future funding needs.* Maintain capital needs assessment data and assist with long-term capital planning efforts.* Assist with lender, investor, and regulatory reporting requirements.* Organize and analyze property management reports, inspections, and operational metrics.* Support portfolio risk management activities, including insurance tracking, compliance monitoring, and data analysis.* Assist with Year 15 LIHTC ownership transition analyses and related financial evaluations.**Transactions and Special Projects*** Support refinancing, rehabilitation, acquisition, and disposition activities by preparing financial analyses and underwriting models.* Assist with due diligence efforts, including review of operating statements, rent rolls, reserve balances, and market information.* Prepare investment memoranda, board materials, and presentations for internal stakeholders.* Support development-to-asset-management transitions through financial closeout and operational analysis.* Assist with the evaluation of capital improvement projects and review project budgets and funding sources.* Participate in portfolio-wide special projects and strategic initiatives.**Reporting and Data Management*** Prepare recurring asset management reports for senior leadership, boards, lenders, investors, and other stakeholders.* Maintain accurate property and portfolio data within organizational systems and databases.* Develop and improve reporting tools, dashboards, and financial tracking systems.* Ensure data integrity and consistency across reports, models and software.* Support department efforts to improve business processes and reporting efficiency.* Lead and support special projects that improve operational efficiency, reporting capabilities, and asset management practices.* Develop, maintain, and enhance Power BI dashboards and reporting tools to provide actionable insights into portfolio performance, asset health, capital planning, and key operational metrics.* Analyze business processes and workflows within the Asset Management Department and recommend improvements to increase efficiency, data accuracy, and cross-functional collaboration.* Evaluate emerging technologies, AI applications, and data analytics solutions that may improve Asset Management operations, financial analysis, reporting, and decision-making.* Partner with Asset Management, Property Management, Development, and Finance staff to identify opportunities for automation, workflow enhancement, and improved data management.**Other Duties*** Participate in interdepartmental teams and committees.* Attend property, lender, and stakeholder meetings as needed.* Support resident-focused initiatives consistent with MHP's mission.* Assist with training interns or other team members as appropriate.* Perform additional asset management and financial analysis duties as assigned.## Qualifications**Education and Experience*** Bachelor's degree in Finance, Accounting, Real Estate, Business Administration, Economics, or a related field.* Minimum 1-2 years of experience in real estate finance, asset management, affordable housing, multifamily housing, commercial real estate, banking, financial analysis, or a related field.* Experience analyzing financial statements and budgets, creating and analyzing forecasts and cash flow projections preferred.* Experience with affordable housing programs and financing structures is preferred.**Knowledge and Technical Abilities*** Strong financial modeling, analytical, and quantitative skills.* Advanced proficiency in Microsoft Excel, including pivot tables, lookup functions, financial modeling, and data analysis tools.* PowerBI knowledge preferred.* Ability to interpret financial statements, operating reports, budgets, and variance analysis.* Knowledge of affordable housing programs such as Low-Income Housing Tax Credits (LIHTC), HUD Project-Based Section 8, and Housing Choice Voucher programs preferred.* Familiarity with real estate finance concepts, including debt financing, reserves, capital planning, and property operations.* Strong organizational skills with the ability to manage multiple priorities and meet deadlines.* Excellent written and verbal communication skills.* Strong attention to detail and commitment to data accuracy.* Ability to work independently and collaboratively within cross-functional teams.* Strong problem-solving and critical-thinking skills.* Experience with MRI – Investment Central, Sage Intacct, Yardi, RealPage, Boston Post or similar property management and financial software preferred.* Commitment to MHP's
