Guardian is looking for a full‑time Maintenance Technician to join our team at Fuller Station and Willamalane. The primary role supports Community Managers by ensuring site safety and completing required property maintenance to maintain excellent curb appeal and overall quality of the properties on a scheduled basis. Key responsibilities include: Prioritize and process work orders, including urgent and routine maintenance of property and apartment units. Ensure all maintenance work complies with OSHA regulations and Guardian policies. Coordinate with other property staff and vendors to provide outstanding customer service to residents. Complete all required paperwork and reports on time. Maintain accurate records of current space conditions and keep the model unit in show‑ready condition. Inspect property and vacant apartments, coordinate vendor schedules, and perform maintenance of pools and related areas (if applicable). Be on call for emergencies after business hours and on weekends on a rotating basis. Accurately record time worked and adhere to time‑keeping guidelines. Essential functions: Represent Guardian positively and professionally at all times. Support Community Manager’s efforts to meet and exceed property management obligations. Maintain the property in compliance with all local, state, and federal laws (fire, backflow, OSHA, etc.). Walk property grounds daily to ensure cleanliness and curb appeal. Alert supervisor of potential liabilities or repairs and identify property problems. Respond to all service requests and complete work orders and apartment turnovers in a timely manner. Communicate with supervisor about resident questions or concerns. Follow confidentiality guidelines for all resident, property, owner, and Guardian information. Qualification Requirements: High school diploma or GED. Excellent attention to detail and organizational skills. At least one year of work experience in property maintenance and repairs; construction or related experience preferred. Possess and transport own tools and materials needed for the job. Ability to speak, read, and write in English. Effective communication skills, both verbal and written. Ability to complete company training within predetermined deadlines. Must own or have access to a properly insured vehicle for business transportation; valid driver’s license and insurance required. Certified Pool Operator (CPO) certification may be required if the property has a pool. Schedule: 40 hours per week; Monday‑Friday with occasional on‑call duty. Compensation: $23.00–$25.00 per hour DOE + bonus eligible.
