This role provides direct leadership, coaching, and accountability to Community Managers/Area Managers and other onsite leaders while driving occupancy, revenue growth, resident satisfaction, expense control, and overall asset performance. Through analysis of portfolio performance, market conditions, and operational trends, the Manager, Regional Operations develops and executes strategies that support business objectives and maximize asset value. As a senior operational leader, the Manager, Regional Operations exercises independent judgment to identify opportunities, mitigate risks, and solve complex operational challenges across the portfolio. This role partners closely with cross-functional teams to drive operational excellence, financial performance, talent development, and execution of strategic initiatives while fostering a culture aligned with Core Spaces' values of Push, Grit, Shine, Lift, Grow, and Uphold. What You Will Do Portfolio Leadership & Asset Performance Lead the operational and financial performance of an assigned portfolio of student housing communities. Develop, execute, and oversee portfolio business plans to achieve occupancy, revenue, resident satisfaction, retention, and asset performance goals. Evaluate portfolio performance metrics, market trends, competitive activity, and operational results to identify opportunities and implement strategies that improve performance. Provide strategic leadership, direction, and accountability to Community Managers/Area Managers and onsite leadership teams to ensure consistent execution of company objectives. Drive leasing, marketing, and revenue optimization initiatives in partnership with internal stakeholders. Build and maintain relationships with university partners, community stakeholders, vendors, and industry professionals to strengthen market presence and support business objectives. Lead and support acquisitions, dispositions, community transitions, lease-ups, stabilization efforts, and new development openings. Conduct regular property visits to assess operational performance, resident experience, physical asset condition, and adherence to company standards. Financial Management & Business Strategy Maintain accountability for portfolio financial performance, including budgeting, forecasting, revenue growth, expense management, and profitability objectives. Review and analyze financial statements, forecasts, operating reports, and budget variances to identify risks and opportunities. Develop and implement strategic action plans that improve occupancy, revenue, resident retention, operating efficiencies, and long-term asset value. Evaluate capital investment needs, operational expenditures, and vendor performance to ensure effective resource allocation. Partner with leadership to establish portfolio goals, measure performance, and ensure achievement of business objectives. Provide recommendations and business insights to senior leadership regarding portfolio performance, market conditions, and operational strategy. Talent Leadership & Organizational Development Lead, coach, mentor, and develop Community Managers and other assigned team members. Conduct performance evaluations, talent assessments, succession planning, and leadership development initiatives. Foster a culture of accountability, engagement, collaboration, and continuous improvement throughout the portfolio. Partner with Talent Acquisition and People Operations to recruit, hire, onboard, develop, and retain high-performing talent. Address employee relations matters, performance concerns, and corrective action processes in accordance with company policies and leadership expectations. Build organizational bench strength by identifying and developing future leaders. Champion Core Spaces' culture and values while serving as a role model for leadership excellence. Operational Excellence, Compliance & Risk Management Ensure communities operate in compliance with company policies, brand standards, fair housing requirements, safety regulations, and applicable federal, state, and local laws. Conduct operational reviews, property inspections, audits, and assessments to identify risks and drive continuous improvement. Develop and oversee corrective action plans to address operational deficiencies and mitigate business risks. Maintain accountability for vendor performance, contract compliance, and service delivery standards. Lead crisis management, emergency response, incident resolution, and business continuity efforts as needed. Ensure successful implementation and adoption of company programs, technology platforms, operational initiatives, and process improvements. Protect company assets through proactive risk identification, oversight, and operational leadership. Strategic Leadership & Cross-Functional Partnership Serve as the primary liaison between onsite operations teams and corporate departments. Partner with Operations, Marketing, Revenue Management, Facilities, Accounting, People Operations, Asset Management, and executive leadership to achieve portfolio and organizational objectives. Lead initiatives focused on operational efficiency, process improvement, organizational growth, change management, and business performance. Participate in due diligence, acquisition reviews, development initiatives, and transition planning activities. Drive innovation by identifying opportunities to improve operational effectiveness, business results, and the resident experience. Represent Core Spaces in industry events, community partnerships, and professional organizations. Perform all other duties and responsibilities as assigned. Ideally, You'll Have High school diploma or equivalent required; minimum of 7 years of progressive property management experience with increasing leadership responsibility. Experience overseeing multiple assets and leading onsite management teams, including Community Managers, Area Managers, or equivalent leadership roles. Demonstrated success driving operational, financial, leasing, and resident satisfaction performance across a portfolio of communities. Strong business and financial acumen with the ability to analyze budgets, forecasts, operational metrics, and market trends to drive decision-making. Proven ability to exercise sound judgment, manage competing priorities, and make independent business decisions. Experience recruiting, developing, coaching, and retaining high-performing teams. Ability to effectively influence stakeholders and collaborate across multiple departments and levels of the organization. Ability to travel approximately 50% of the time within assigned markets. You'll crush it if you have Student housing experience preferred. Multi-site property management experience preferred, including oversight of multiple communities, teams, and operational performance metrics. Experience utilizing property management platforms such as Entrata, Yardi, or similar systems to manage operations, financial reporting, leasing performance, and portfolio analytics. Experience supporting acquisitions, community transitions, lease-ups, new developments, property repositioning, or stabilization efforts in a fast-paced operational environment. Experience leading operational improvement initiatives, organizational change efforts, process improvements, and cross-functional projects that drive business performance and operational efficiency.
