POSITION: Project Superintendent

REPORTS TO : Project Executive

COMPENSATION: Salary, plus Benefits and Bonus eligibility
LOCATION: on-site, with travel up to 25% of the time

SUMMARY

The Project Superintendent's primary responsibility is to provide successful on-site project management for active job sites in their assigned area.

RESPONSIBILITIES (Including but not limited to)

• Coordinate schedule with the Senior Project Manager (“SPM")
• Be familiar with vendors’ scopes of work, and all work on site must be within contracted scope, or pursuant to properly approved change order.
• Conduct weekly jobsite safety and progress meetings. In conjunction with SPM, specific weekly goals are established.
• Maintain and document quality control throughout the project.
• Complete daily and weekly reports that track job conditions, trades on site, work completed, and progress toward the weekly goals.
• Assist and coordinate all inspections and approvals as needed throughout the project.
• Maintain job site appearance through management of trades in daily and weekly clean-up.
• Manage Xpert field personnel, including Assistant Superintendent(s), general laborers, and project coordinators, for the negotiation and management of sub-contracts with architectural and engineering consultants.
• Working knowledge of building, ADA, and energy codes.
• Facilitate preliminary, conceptual designs for each multifamily project, including site, buildings, and amenities.
• Review, oversee, and project manage the creation of civil, architectural, and engineering plan sets for permit submittal and approval, including consistency and compliance with LDG company standards.
• Manage, facilitate, and expedite the attainment of the site and building permits.
• Review consultant fee proposals, contracts, and invoicing.
• Manage and facilitate plan set revisions and change orders as necessary.
• Facilitate effective communication between the development and project consultant teams.
• Work with federal, state, county, and city agencies to comply with requirements.
• Visit and inspect construction projects for compliance and quality control as needed.

QUALIFICATIONS

• Bachelor’s Degree in Architecture, Engineering, or Construction Management preferred.
• Project Management of multiple projects in various phases of design, development, and permitting in the multifamily industry.
• Exceptional communication, coordination, and relationship skills.
• 7-10 years of multifamily construction experience, development, or related project management experience.
• Proficiency in the use of computers and industry-standard software technology including AutoCAD, and PROCORE
• Must have a valid Driver’s License for travel.

WORK CONDITIONS

You are required to work both inside and outside of the office and in all areas of the construction property, including new construction sites, inside the offices of the job trailer, walking the property, and have frequent exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous.

PHYSICAL DEMANDS:

To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the construction sites—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind.

Team members must be capable of lifting or moving items up to 50 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, project support, or other job-related needs.
