Leasing Agent

This is a fun, fast paced and customer service friendly position. We are growing and are wanting to hire the 'best of the best'! We have positions available in various locations such as: Salt Lake City/Downtown, Park City, Moab, Ogden & Clearfield. Pay is dependent on location, property and candidate's experience. The role of the Leasing Agent is to assist Property Manager in all aspects and areas of the property with day-to-day functions including marketing, leasing, application processing, resident relations, and adhering to the EMG Employee Manual. Responsibilities The duties include but are not limited to the following: Demonstrating exemplary communication, professionalism, confidentiality and leading by example while providing exceptional customer service. Adheres to and assists in enforcing Fair Housing guidelines. Communicates, informs, and reports to Supervisor. Touring, leasing, and sharing accurate information regarding the property while adhering to Fair Housing Guidelines. Following up with prospects via phone, email, and mail. Attracting residents by updating advertising, advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services. Screening applicants and completing background checks and qualifying or denying prospects. Completion and gathering of information on LIHTC new move-in files and receiving approval or denial from LIHTC Manager for all applications in process that may qualify. Collecting rents and deposits. Explaining, reviewing, and enforcing contracts with residents. Maintains property by investigating and resolving resident complaints, enforcing lease, inspecting units, and verifying completing repairs. Completing and submitting timely reports as requested. Walking the property and monitoring curb appeal. All EMG employees are required to pick up garbage on the community and/or report to maintenance/grounds staff if they are unable, based on current tasks and availability. Completion and/or oversight of Recertification of LIHTC files, if applicable. Collecting data and completing accurate Market Surveys. Assists with resident retention programs and recertification of LIHTC files. All other duties assigned by Supervisor. Qualifications This is a full time position for people with a GREAT attitude and fantastic leadership skills! Prefer experience in Property Management with Low Income Tax Credit expertise but we are willing to train the right person. Must have reliable transportation to work. Must have High School diploma or equivalent, must be able to pass background check and drug screening.
