The HL Quality Control Specialist is responsible for independently performing quality control reviews of loan origination and servicing activities to ensure compliance with internal policies, investor guidelines, and applicable regulatory requirements. This role executes assigned reviews, accurately documents findings, escalates issues as appropriate, and maintains strong technical knowledge through ongoing education and professional development. The Specialist plays a critical role in supporting the overall Quality Control Program by identifying risks, contributing to corrective action and issue resolution efforts, and promoting consistent loan quality and compliance. ESSENTIAL DUTIES AND RESPONSIBILITIES
- Independently conducts quality control reviews for pre-funding, post-closing, servicing, and investor audits to ensure accuracy, completeness, and compliance with Bank policies, underwriting standards, regulatory requirements, and investor guidelines, including FNMA, FHLMC, FHA, VA, USDA, and other applicable programs, while consistently meeting established deadlines.
- Analyzes loan documentation, loan origination system data, and loan servicing system data to identify discrepancies, exceptions, and potential risks.
- Completes assigned reviews accurately and within established timeframes, ensuring thorough documentation of results, findings, and supporting evidence.
- Identifies defects, inconsistencies, trends, and potential compliance risks during reviews and clearly documents findings.
- Escalates material issues, recurring findings, and potential regulatory or investor concerns to Quality Control leadership in a timely manner.
- Records and maintains accurate audit data, workpapers, and review results within Quality Control tracking systems and reporting tools.
- Assists in validating corrective actions taken in response to prior Quality Control findings.
- Collaborates with Quality Control leadership, Compliance, and Operations teams to clarify findings and support issue resolution efforts.
- Consistently follows established Quality Control policies, procedures, and regulatory requirements.
- Maintains current knowledge of regulatory requirements, investor guidelines, and industry best practices related to mortgage lending and quality control.
- Participates in training and continuing education to maintain knowledge of mortgage origination and servicing processes, investor guidelines, and regulatory changes.
- Assists with the ongoing maintenance and enhancement of the Home Loans Quality Control Program to ensure alignment with investor requirements and regulatory expectations.
- Assists with preparations for internal audits, external reviews, and regulatory examinations, as requested.
- Demonstrates sound professional judgment and discretion when handling sensitive and confidential information.
- Performs additional duties as assigned in support of department and organizational goals.

- Knowledge of home loan quality control standards, investor requirements, and regulatory compliance.

- Ability to read, interpret, and apply laws, regulations, investor guidelines, and internal policies related to mortgage lending and servicing.
- Ability to prepare clear, concise, and accurate documentation of quality control findings.
- Effective verbal and written communication skills, including the ability to professionally communicate and appropriately escalate issues.
- Ability to perform mathematical calculations using whole numbers, common fractions, decimals, and percentages.
- Ability to apply regulatory requirements and investor guidelines to quality control reviews and assessments.
- Ability to assess the significance and potential impact of findings and determine appropriate escalation paths.
- Ability to follow established guidelines and procedures while exercising sound professional judgment.
- Demonstrated willingness and ability to continuously learn and maintain knowledge of regulatory requirements, investor guidelines, and industry best practices.
- High School Diploma or General Education Degree (GED) required
- Bachelor's Degree in Business, Finance, or a related field preferred
- 1-3 years of experience in mortgage quality control, underwriting, compliance, auditing, or a related home lending function required
- Working knowledge of mortgage loan documentation, origination and servicing processes, investor guidelines, and quality control standards preferred

We offer a competitive total compensation package including base salary and benefits. The anticipated pay range for this position is $21.46 to $32.20 per hour (in CO & WA) and depends on a variety of non-discriminatory factors including, but not limited to, job-related knowledge, skills and experience, education, and geographic location. Benefits include, but are not limited to, medical, dental, vision, short- term and long-term disability benefits and life insurance, flexible spending accounts, health savings account, employee assistance program, 401(k), Paid Time Off (new hires accrue at .069 per hours worked which equates to approximately 18 days per year inclusive of paid sick time) and up to 11 paid Federal holidays.
