Job Overview The Yankton Minimum Center is in need of a Building Maintenance Supervisor to supervise offenders working on construction, plumbing, electrical, HVAC, snow removal, and preventative maintenance. The supervisor must have experience with these areas, inspect and identify repair needs, estimate costs, assign and direct work, maintain equipment, and inventory supplies. Duties of the Building Maintenance Supervisor Provide cost estimates of the proposed projects. Inspect facility and identify maintenance projects that need to be completed. Assign and direct the tasks of and train workers (students, inmates, or temporary and seasonal employees) for the duration of a project. Perform skilled building maintenance tasks in the areas of electrical, plumbing, finish carpentry, refrigeration, heating, ventilation, air conditioning, painting, locksmith, and preventive maintenance to ensure safe and efficient operation of the facility. Perform preventive maintenance on HVAC systems. Repair steam radiators and air handling units. Maintain air conditioning units by adding coolant, cleaning coils, replacing filters, and adjusting controls. Repair or replace plumbing lines and fixtures to ensure safe and sanitary operations. Measure, cut, and install appropriate pipes, fittings, and valves. Build or remodel interiors and exteriors to meet maintenance needs and complete work orders. Complete required reports and records to verify costs and account for activities. Account for equipment, tools, and supplies. Perform general maintenance duties. Perform other duties as assigned. Decision-making Authority Specify materials needed, determine job methods, assign and schedule workers, design projects, conduct performance appraisals, approve leave requests, expensed budget dollars, and order supplies. Refer major equipment purchases, remodeling projects, contractor engagement, staff changes, disciplinary actions, budget adjustments, and policy changes. Working Conditions Duties are typically performed within a building but may require outside inspections of external projects. Exposure to hazards associated with mechanical rooms, tunnels, crawl spaces, and asbestos-lined areas may occur. The Ideal Candidate Will Have Safety measures and occupational hazard training. Experience in any of the trades. Knowledge of The principles and practices of the supervised trades (construction, plumbing, electrical, HVAC, snow removal/yard work). Safety measures and occupational hazards of the trades. Effective methods of supervision. Skill to Keep records and inventory reports for accounting. Communicate information clearly. Use a computer. Ability to Establish and maintain effective supervisory relationships. Plan and schedule work assignments and keep records. Read, interpret, and work from sketches, blueprints, and specifications. Keep thorough and accurate records. Deal tactfully with others. Communicate information clearly and concisely. Perform tasks in the trade areas supervised.
