Morgan Properties is seeking a skilled Assistant Service Manager with strong HVAC experience to help lead maintenance operations at our 768-unit Blair Mill Village East community in Horsham, PA. This is an excellent opportunity for a hands-on maintenance professional who enjoys troubleshooting complex systems, mentoring technicians, and supporting the daily operations of a large, fast-paced apartment community. As the Assistant Service Manager, you will help to: Manage, develop, and mentor a team of technicians and make-ready staff in diagnosing problems and making repairs. Support and help oversee daily production schedules, including work orders, unit turns, and preventative maintenance across a high-volume community. Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, appliances, carpentry, dry walling, exterior structure, and repairs related to top service drivers. Be accountable for supporting and participating in a 24-hour on-call schedule for your team, including availability during weather-related or on-site emergencies. Manage and organize inventory of all maintenance materials to ensure efficiency and readiness. Establish and support on-call scheduling, preventive maintenance schedules, make ready schedules, and general work order scheduling for the team. Regularly inspect community buildings, including vacant units. Complete tasks assigned by the Service Manager. Compensation & Incentives: Base Pay: $22.00 - $26.00 / hour Up to 50% Rent Discount Property Staff Shared Renewal Commissions Morgan Essentials: $300 quarterly On-Call Appreciation: $15/day for holding the on-call phone Medical, Dental, and Vision Benefits 401(k) Retirement Plan with Company Match Generous Paid Time Off, including 10 holidays per year and sick leave Hours & Schedule: Monday - Friday: 8:00 AM - 4:30 PM Paid rotating on-call participation required Must be available and prepared for emergency events * Schedule subject to change based on business need What we'll expect from you: Active and valid driver's license and personal vehicle. HVAC/EPA/CFC Certification preferred, with hands-on experience required. Minimum 3 years of maintenance experience, with multifamily or transferable industry experience.
