Sr Entitlements Manager

Job Title Sr Entitlements Manager Overview We are Lennar – a leading national homebuilder dedicated to delivering quality homes and exceptional customer service while fostering growth for our Associates. Senior Entitlements Manager will manage the entitlement process for the development of opportunities that fit the company’s land acquisition strategies and current market trends in land development and homebuilding. Responsibilities Oversee entitlements for all new acquisition projects and existing communities, including land use, zoning, site plan, and plat approvals. Run the “Greenfolder” process for all entitlements, approvals, and title matters. Manage consultants, outside counsel, engineers and architects throughout the planning and approval process. Handle entitlement budgeting. Collaborate with various divisions to coordinate approvals for new communities. Lead, coach, mentor and manage team members to achieve performance goals and deliver organizational value. Toolbox Minimum high school diploma or equivalent. Four‑year degree in Land/Urban Planning, Landscape Architecture, Civil Engineering, Construction Management, or a related field, or a JD in Real Estate. Minimum 5 years of entitlement and permitting experience for real‑estate developments. Valid driver’s license and good driving record. Computer literacy, including word‑processing, spreadsheets, project scheduling and data management software. Knowledge of sales/negotiating principles and real estate. Excellent verbal and written communication skills with public officials, regulators and the public. Ability to exercise initiative and achieve objectives with minimal supervision. Detail‑oriented problem solver capable of handling complex situations. Additional Requirements Minimum five years of community entitlement and homebuilding experience; public agency experience required. Bachelor’s degree preferred in construction management, urban design, business, engineering or related coursework. Advanced skills in Microsoft Office Suite (Excel, PowerPoint, Word, etc.).Excellent analytical and writing capabilities; strong communication and interpersonal skills. Ability to meet multiple deadlines concurrently and accept constructive feedback. Team player. Physical & Office/Site Presence Requirements Regular, in‑person attendance at company communities, job sites and offices during normal work hours is essential. The role may require more than eight hours per day in confined construction trailers, operating a motor vehicle, reading plans, climbing stairs/ladders, bending, stooping, reaching, lifting, moving and/or carrying equipment potentially exceeding 50 lbs. Occasional operation of construction equipment and finger dexterity for computer use may be necessary.
