Part-Time Maintenance Tech I - $500 Tool Allowance (HVAC certified required)

Maintenance Tech IPrincipally responsible for maintaining the physical maintenance and the general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including, but not limited to heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.Education: High school graduate or GED equivalency. Appropriate EPA certification is required.Experience:Minimum three years' work experience in building and mechanical equipment maintenance and repair or similar functionPossess a thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) and the ability to perform minor repair work on such systems.Minimum three years experience in supervising a maintenance teamAbilities:The conditions herein are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions.Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to noise, dust, grease, smoke, fumes, odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditionsPrimary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; and to verbally communicate to exchange informationMust be knowledgeable and skilled in the safe use and maintenance of various hand toolsAvailable to take on-call rotation as required for emergency duty.The employee must have dependable transportation, a valid driver's license, smartphone technology, and proof of auto insuranceEssential Job Functions/Responsibilities:Repair minor electrical problems (i.e., change out switches, receptacles, and fixtures) and high voltage problems (110-220 volts)Provide minor carpentry and sheetrock repairs, patch holes in sheetrock/drywall, repair subfloors, repair cabinets, repair minor plumbing problemsTroubleshoot, diagnose, and correct minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)Monitor inventory of maintenance and cleaning supplies, facilitate accurate replacement ordersPerform necessary repairs and make-ready maintenance on vacant units. Assist as assigned in the painting of interior units, office clubhouse, laundry rooms, common areas, and occupied unitsImplement a routine preventive maintenance schedule on all systemsContinuously inspect the property for safety hazards and correct immediately and/or advise the supervisor of necessary actionPerform all duties necessary for the completion of resident work orders and requests for serviceTravel to suppliers to pick up parcels and supplies as directedIncorporate customer service in the performance of all job dutiesOther duties as assigned$500 Tool Allowance - The tool allowance is paid in quarterly increments of $125.00.
