Job Description

Position Summary

The National Floating Leasing Consultant is a highly customer-focused sales professional who supports leasing performance across multiple multifamily communities within an assigned market. This role travels up to 75% of the time to provide flexible leasing coverage, strengthen prospect engagement, support occupancy and revenue goals, and deliver consistent, high-quality customer experience across communities.

Reporting to the Director of Leasing and/or Area Leasing Managers within the Marketing department, the Floating Leasing Consultant partners closely with onsite teams to manage leads, conduct tours, close leases, and execute the leasing process from initial inquiry through move-in. The ideal candidate is adaptable, self-motivated, sales-driven, and comfortable quickly learning new communities, markets, teams, and leasing strategies.

Essential Job Functions

1. Customer Service: 30%

• Deliver exceptional service to prospects and residents across multiple communities, creating a welcoming and memorable customer experience.
• Build rapport with prospects and residents by understanding their needs, preferences, and housing requirements.
• Guide prospects through the leasing experience, making the apartment search, application, and move-in process simple and efficient.
• Serve as a knowledgeable point of contact throughout the application, screening, leasing, and move-in process.
• Respond promptly and professionally to inbound calls, emails, chats, texts, and other prospect inquiries.
• Follow up consistently with prospects following inquiries, tours, applications, and other leasing interactions.
• Maintain a professional and positive image of each community while representing the organization.
• Adjust quickly to the unique needs, processes, amenities, and customer demographics of each assigned community.
• Provide flexible coverage for onsite leasing teams during staffing gaps, high-volume periods, employee absences, or other business needs.
• Maintain a flexible schedule, including evenings and weekends, based on business needs and community traffic.

2. Sales & Leasing: 40%

• Generate new leases by effectively communicating the features, benefits, amenities, services, and lifestyle offered by each assigned community.
• Conduct engaging, informative, and personalized property and apartment tours that convert prospects into applicants and residents.
• Apply effective sales and closing techniques to overcome objections and secure commitments.
• Identify prospect needs and match prospects with available apartment homes, floor plans, pricing, and community amenities.
• Create urgency and excitement around available apartment homes, pricing, promotions, and community offerings.
• Maintain strong knowledge of assigned communities, apartment availability, rental rates, concessions, amenities, and competitive positioning.
• Research and maintain knowledge of relevant neighborhoods, employers, transportation options, schools, attractions, and other local factors that influence apartment shopping decisions.
• Monitor competitive properties, rental rates, promotions, and market conditions to support effective sales conversations.
• Collaborate with onsite teams and Area Leasing Managers to develop and execute strategies to improve occupancy, conversion, and leasing velocity.
• Work toward and achieve individual and community leasing goals, including occupancy, conversion, closing ratio, and rent growth objectives.
• Proactively identify opportunities to improve lead conversion and prospect engagement.
• Represent the organization professionally when traveling between communities and working with different onsite teams.
• Support lease-up, stabilization, high-vacancy, or other communities requiring additional leasing resources.
• Encourage qualified prospects to submit applications and complete the leasing process.

3. Leasing Administration & CRM Management: 20%

• Actively manage the leasing process from initial lead through application, lease execution, and move-in.
• Monitor, respond to, and follow up on inbound leads using the designated Customer Relationship Management (CRM) system. (CRMIQ/Yardi)
• Complete CRM tasks, follow-ups, and activity documentation within established service-level expectations.
• Maintain accurate and timely records of prospect interactions, tours, applications, follow-ups, and leasing activity.
• Run applications, communicate screening results, prepare and send leases, and collect required documentation in accordance with established policies and procedures.
• Complete leasing paperwork accurately and in a timely manner.
• Coordinate with onsite teams to facilitate smooth move-ins and resolve outstanding leasing-related items.
• Assist existing residents with leasing-related requests, including transfers, roommate additions, lease breaks, renewals, and other requests as assigned.
• Inspect apartment homes prior to move-in, when assigned, and communicate outstanding readiness items to the appropriate onsite team.
• Ensure all leasing activities comply with company policies, Fair Housing requirements, and applicable federal, state, and local laws.
• Maintain complete and accurate documentation within the CRM and applicable property management systems.

4. Market & Team Support: 10%

• Travel approximately up to 75% of the time to assigned communities based on market needs, leasing performance, staffing requirements, and business priorities.
• Provide temporary and supplemental leasing support across multiple communities within the assigned market.
• Quickly learn and effectively communicate the unique selling points, amenities, pricing, availability, and positioning of each assigned community.
• Partner with General Managers, Property Managers, Leasing Managers, onsite associates, and Marketing leadership to achieve community objectives.
• Share observations and market intelligence regarding prospect feedback, competitive activity, pricing, promotions, and customer trends.
• Demonstrate flexibility and professionalism when working with different teams, leadership styles, communities, and market conditions.
• Identify opportunities to improve leasing processes, prospect experience, and sales performance and communicate recommendations to leadership.

Education

Minimum Education: High school diploma or GED

Preferred Education: Associate degree, preferably in Customer Service, Hospitality, Business, Marketing, Real Estate, or a related field.

Work Experience

• 2–3 years: Required: General sales and customer service experience, including demonstrated success working toward sales goals in a fast-paced environment such as property management, hospitality, retail, restaurant, or a related industry.
• 2–3 years: Required: Previous leasing experience within the multifamily property management industry.
• Preferred: Experience working across multiple locations, communities, markets, or customer-facing environments.

Licenses & Certifications

• Valid driver's license: Required , based on travel requirements and assigned market.
• Must have reliable transportation sufficient to travel between assigned communities, where applicable.

Travel

Up to 75% travel.

Travel might be required between assigned multifamily communities within the designated market and may include travel to support staffing needs, high-volume leasing periods, lease-ups, occupancy initiatives, special events, or other business priorities. Overnight travel will be required depending on market assignments and business needs.

Compensation

Compensation for this role is up to $61,320 annually, commensurate with experience and qualifications.
