Nothing sends a stronger message than the aesthetics of our communities and you are the professional that will make it happen.The ideal candidate will demonstrate strong attention to detail, practical mindset, as well as an outgoing and friendly personality.REPORTS TO: Maintenance ManagerHOW YOU WILL CONTRIBUTE:Customer Service:Create a sense of community and an outstanding living experience for residentsWelcome and greets every guest and residentProvide assistance to guests and residents by holding doors; picking up dropped items; giving directions and offering assistance to a disabled personDemonstrates service excellence through the demonstration of company values, our employee promise, policies and initiatives.Maintenance:Demonstrates care through the completion of daily repair and upkeep of the communityResponsible for the preparation of vacant units for occupancyResponsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or GHP Management Corporation and maintaining a clean work areaMaintain and take care of the cleaning supplies and equipment inventoryMaintain a thorough knowledge of GHP policies and community policies, including OSHA (Occupational Safety & Health Act) standards and company safety policiesDelivers a quality end result to residents by ensuring that repairs are completed thoroughly, in a timely manner and as per supervisor's instructionsCompletes tasks related to basic plumbing, i.e., leaky faucets, plunging toilets, and repair running toilets, repair tank contents, pulling and replacing toilets, caulkingPrepares unit walls by touching up painting, sanding, color matching and completing drywall repairsWhen staffing situation requires, completes unit painting projects to meet market ready requirementsCompletes appliance repairs and services such as: replacing burners, rings, knobs, refrigerator shelves, lights, etc.Completes electrical tasks such as: installing switches, plugs, cord splicing, ballasts and bulbs, circuit breaker testing, and servicing exhaust fansReplaces, adjusts, and installs key lock, bolts, window locks, and as necessary makes keys, and installs latchesRepairs and replaces screens and doors as appropriateParticipates and assists in major appliance installationsCompletes simple carpentry work such as – changing closet rods, replacing mirrors, fixing and installing drawers and drawer tracks, install and remove drape rodsDemonstrates a high level of technical ability within the repair requirements of the community.Serves as Senior Maintenance Technician for the team and as such is responsible for completing more complex tasks.Mentors other Maintenance Technicians and helps with their development and learning of new techniques and skillsOther duties as assignedADDITIONAL RESPONSIBILITIES:Serves as Senior Maintenance Technician for the team and as such is responsible for completing more complex tasks.Mentors other Maintenance Technicians and helps with their development and learning of new techniques and skillsIn the absence of the Maintenance Manager delegates and assigns tasks to the Maintenance Technician and provides guidance on what work orders to complete.As instructed, supervises and evaluates Service Technicians providing guidance where necessary in areas where improvement is necessary.Assists the Maintenance Manager with unit inspections to ensure punch lists are complete and units are market and move in ready.QualificationsYOU HAVE:Desire to deliver an exceptional resident and colleague experience in a fast-paced, high-energy environmentPersonable, positive, team-oriented mindset2-5 years in property management or hospitality as a technician or similar experienceHVAC certified a plusA High School Diploma or equivalentAbility to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.Ability to multi?task and have good organizational skillsPhysical Requirements:Regular and physical attendance is required.This position works both indoor and outdoor.
