The Facility Engineering Technician II is an experienced, hands-on critical-facilities individual contributor who operates, monitors, maintains, and troubleshoots assigned electrical, mechanical, cooling, controls, life-safety, and facility-support systems. This role works independently within approved procedures and provides reliable day-to-day support for 24x7 data-center infrastructure.
The Technician II performs routine and moderately complex work, responds to alarms and incidents, completes preventive and corrective maintenance, documents equipment conditions, and supports vendors, projects, commissioning, and operational turnover. The role escalates complex, high-risk, or unfamiliar conditions to a senior technician, engineer, or manager and may provide day-to-day guidance to Technician I employees.
Critical Facilities Systems Scope:
- Electrical infrastructure: Utility service; medium- and low-voltage distribution; switchgear and switchboards; transformers; automatic transfer switches; standby generators and fuel systems; UPS systems, batteries, and energy-storage systems; PDUs; RPPs; panelboards; branch circuits; grounding and bonding; EPMS; and associated monitoring and control systems.
- Mechanical and cooling infrastructure: Chillers; chilled-water systems; CRAH, CRAC, RTU, and air-handling units; pumps; motors; variable-frequency drives; cooling towers or dry coolers; water treatment; leak detection; environmental controls; and associated piping, valves, and controls.
- Life safety and facility-support systems: Fire alarm and fire suppression systems; emergency lighting; building automation systems, including Tridium Niagara, WebCTRL, and Metasys where assigned; environmental monitoring; fuel monitoring; water detection; facility controls; and other systems required to maintain safe and reliable site operation.
Core Responsibilities:
- Conduct scheduled facility rounds and record operating conditions, equipment status, alarms, readings, abnormalities, and required follow-up actions.
- Monitor BMS, EPMS, DCIM, and other facility-monitoring platforms; investigate routine and moderately complex abnormal conditions and escalate issues in accordance with incident procedures.
- Operate and maintain assigned electrical, mechanical, cooling, fire/life-safety, building-automation, and facility-support systems in accordance with approved procedures and qualifications.
- Perform preventive and corrective maintenance, inspections, equipment testing, minor repairs, and post-maintenance verification while protecting customer operations and system redundancy.
- Respond to incidents, alarms, emergency events, equipment failures, and loss-of-redundancy conditions; perform initial troubleshooting, stabilize conditions when authorized, and promptly escalate as required.
- Execute approved MOPs, SOPs, EOPs, switching procedures, maintenance scripts, and other controlled operational documents; provide feedback for document updates.
- Maintain working knowledge of assigned facility systems and serve as the day-to-day point of contact for equipment records, procedures, spare parts, maintenance history, and open issues.
- Identify equipment deficiencies, capacity constraints, procedural gaps, and operational risks; communicate findings and recommended follow-up to the appropriate technical leader.
- Coordinate routine vendor and contractor activities under the direction of a manager or senior technician, including site access, job-safety documentation, work execution, testing, punch-list items, and closeout documentation.
- Manage assigned work requests and maintenance activities through the company CMMS or service-management platform, driving work to timely resolution.
- Maintain accurate equipment records, asset data, configuration items in SNOW, maintenance history, operating logs, one-line diagrams, sequences of operation, as-built documentation, and site operating procedures.
- Support facility capacity planning, energy-efficiency initiatives, infrastructure optimization, and readiness for customer deployments by collecting field data and reporting conditions.
- Support construction, commissioning, integrated systems testing, equipment acceptance, punch-list completion, and operational turnover for new or modified facilities.
- Assist with onboarding and practical training for Technician I employees on equipment operation, emergency procedures, safe work practices, and technical procedures.
- Participate in shift coverage, nights, weekends, holidays, on-call rotations, emergency response, and travel to other LightEdge sites as assigned.
Safety, Compliance, and Work Control:
- Perform all work in accordance with LightEdge safety policies, OSHA requirements, NFPA 70E practices, lockout/tagout procedures, PPE requirements, approved work permits, equipment-specific procedures, and applicable building, fire, environmental, and electrical codes.
- Identify and report unsafe conditions, procedural gaps, equipment hazards, and compliance risks.
- Follow approved work-control, change-management, risk-assessment, and peer-review processes before performing work that could affect critical operations.
- Support audits, inspections, emergency exercises, safety training, and corrective actions.
Minimum Qualifications:
- High school diploma or equivalent.
- Three or more years of experience in data-center operations, critical facilities, industrial facilities, commercial building operations, hospitals, utilities, military facilities, skilled trades, or another mission-critical environment; equivalent technical education or military training may be considered.
- Demonstrated experience operating, inspecting, maintaining, or troubleshooting electrical, mechanical, HVAC, controls, or life-safety systems.
- Ability to work independently on routine and moderately complex tasks while recognizing when to seek assistance or escalate risk.
- Ability to read and apply electrical one-lines, mechanical drawings, control diagrams, equipment manuals, and sequences of operation with appropriate guidance.
- Ability to work assigned shifts, weekends, holidays, on-call rotations, and emergency events as required by site operations.
- Ability to use CMMS, BMS, EPMS, DCIM, or similar operational systems and maintain accurate technical records.
Preferred Qualifications:
- Associate degree, technical degree, military training, trade-school certification, or equivalent practical experience.
- Advanced experience with UPS systems, generators, switchgear, ATS equipment, PDUs, RPPs, chillers, CRAH/CRAC units, pumps, motors, and building controls.
- Experience with Niagara, or similar BMS platforms and with EPMS or power-monitoring systems.
- NFPA 70E, OSHA, EPA 608, OEM, electrical, HVAC, controls, or stationary-engine certifications, as applicable to the assigned site.
- Experience supporting commissioning, integrated systems testing, design reviews, construction turnover, or high-density data-center deployments.
Physical and Work Environments Requirements:
- Ability to work in a 24x7 data-center environment that may include rotating shifts, extended hours, nights, weekends, holidays, and on-call assignments.
- Ability to walk, stand, climb stairs and ladders, reach, bend, kneel, crouch, work above shoulder level, and work in mechanical and electrical rooms.
- Ability to lift, carry, push, and pull equipment and materials within the limits established by the company's approved job analysis and applicable accommodations process.
- Ability to work safely in areas with elevated noise, temperature variation, construction activity, PPE requirements, and energized or potentially energized equipment under approved safe-work practices.
- Ability to travel between LightEdge facilities as required for training, project support, incident response, or operational coverage.
Success Measures:
- Safe and reliable operation of assigned critical-facilities systems.
- Timely and accurate completion of preventive maintenance, work requests, operating logs, and technical documentation.
- Effective first-response troubleshooting, escalation, and follow-through for incidents and equipment abnormalities.
- High-quality execution and closeout of MOPs, EOPs, SOPs, vendor work, projects, and commissioning activities.
- Demonstrated progress toward broader system qualifications and productive support of Technician I development.
