Senior Maintenance Technician

Axis Builders, a division of AXIS Real Estate Investment Firm, is seeking a full-time Senior Maintenance Technician. The applicant's responsibilities will encompass a wide range of tasks aimed at renovating, repairing, and maintaining rental units to ensure they meet high-quality standards and provide a comfortable living environment for tenants. They will be a full-time onsite presence at our Southview property.

Primary Responsibilities

• LMA: Lead, manage, and bring accountability and support to our Southview maintenance team
• Complete assigned maintenance and unit turn tasks according to schedule while providing friendly and professional service
  • Includes but not limited to painting, flooring replacement, fixture installation, minor carpentry, HVAC maintenance, electrical troubleshooting, replace appliances
• Document work performed and update work orders accordingly in AppFolio
  • Timely submission of receipts
  • Properly record hours on work orders
• Ensure property compliance with local housing codes and manage inspection readiness
• Recommend and drive maintenance projects to completion
• Communicate issues, parts required, and follow-ups to Coordinators and Office

Secondary Responsibilities

• Proactively suggest and implement preventative maintenance plans
• Conduct routine inspections and suggest preventative maintenance and equipment improvements
• Ensure all work is carried out in a safe manner to prevent accidents and injuries
• Respond promptly to emergency maintenance requests, including after hours emergencies, to address critical issues and minimize disruptions for residents

Qualifications

• Proven experience in renovation, repair, and maintenance work, preferably in a rental property or similar setting.
• Strong, comprehensive understanding of mechanical, electrical, plumbing, and life-safety systems
• Strong problem-solving abilities and the capacity to lead crews and work independently
• Excellent communication skills and the ability to interact professionally with tenants, property managers, and fellow team members.
• Demonstrated commitment to safety and adherence to industry regulations and best practices.
• Flexibility to work occasional evenings, weekends, or on-call shifts to address urgent maintenance needs.
• Physical stamina and agility to perform tasks that may involve lifting heavy objects, working at heights, and navigating confined spaces.
