POSITION OVERVIEW:
Facilities Management is a department within University Services which is composed of the departments and people who deliver the non-academic operations across the University of Minnesota system. Facilities Management (FM) is responsible for all buildings, grounds and the energy management needs of the University of Minnesota Twin Cities campus. Facilities Management works to provide a safe, reliable and welcoming campus in support of the University's mission of teaching, research and outreach. FM's responsibilities include over 25 million square feet in more than 280 buildings across 1200 acres in the Twin Cities.

We are seeking a Mechanic 3. This is our third and most senior level mechanic position. Responsibilities include providing routine maintenance, repair, and inspection of building mechanical systems; primarily HVAC and also including compressed air systems; and ability to conduct basic troubleshooting functions and identify whether repairs are within the Mechanic's scope of work or require specialized trades or other expertise. The mechanic 3 leads, troubleshoots, consults on projects and provides high-level technical oversight and guidance to other mechanics on the team.

This position serves as a key representative of Facilities Management. Success in this role requires not only technical expertise but also a high level of customer service and the ability to communicate effectively with a diverse University community to ensure their operational needs are met. POSITION RESPONSIBILITIES:
General Maintenance, Operations & Support (70%)

• Leads the repair and replacement of complex air movement systems; oversees seasonal startup/shutdown and ensures AHUs, fume hoods, chillers, and cooling towers are optimized for district-wide performance.
• Leads the repair and replacement of large-scale domestic heating/cooling pumps and industrial motors; troubleshoots complex pump control sequences.
• Leads and performs daily operation of chilled water generating equipment and repair without breaking into the refrigerant side
• Inspects, tests, cleans, repairs and maintains daily operation of cooling towers
• Operates and reviews control strategies within Building Automation Systems (BAS); recommends and implements systemic repairs to equipment sequences based on data and energy management consultation.
• Tests, cleans, lubricates, monitors, and inspects water- and air-cooled compressors and vacuum pumps; repairs and replaces components (including filters) if isolated by an approved backflow preventer
• Maintains and repairs general building systems and hardware
• Maintains and repairs overhead doors
• Tests and inspects eyewash and safety showers
• Maintains and replaces bathroom accessories

Systems Monitoring, Support & Administrative Duties (30%)

• Assists the supervisor in organizing and establishing daily and long-term complex work plans; prioritizes work orders to ensure facility continuity.
• Provides work direction to maintenance teams; orientates, trains, and monitors the work in progress of maintenance personnel to ensure quality and safety.
• Consults with project management, owners' representatives, and contractors regarding new construction or building upgrades; provides expert perspective on maintenance scope and equipment accessibility.
• Identifies and communicates long-term maintenance needs; recommends and implements systemic repairs to building systems in coordination with energy management.
• Troubleshoots building equipment and systems using a computerized equipment monitoring and automation system
• Demonstrates Computerized Maintenance Management System competency, including work order searches, parts ordering, and timecard entry
• Notifies supervisor of equipment or supplies needing repair or replenishment, and facilities requiring upkeep
• Performs duties of lower classification levels when necessary to ensure the completion of critical facility tasks.

Qualifications

Required (minimum) qualifications

• Vocational education in mechanical maintenance totaling two years
• 5 years of applicable work experience
• Ability to follow written and oral instructions. Certain positions within this classification may require specific licenses and/or certificates (i.e., pool mechanic license, welding certificate, etc.). This position must pass a criminal background check

Preferred qualifications

• Experience or a strong technical understanding of Computerized Maintenance Management Systems (CMMS) for tracking work orders, labor, and asset history.
• Proficiency in navigating Building Automation Systems (BAS) to monitor equipment performance, respond to system alarms, and troubleshoot mechanical sequences.
• Certain positions within this classification may require specific licenses and/or certificates (i.e. pool operators certificate)

Physical and environmental requirements

• This position requires 100% on campus presence.
• Ability to perform heavy manual labor, lifting to 50 pounds
• This position may be exposed to hazardous conditions where hearing and visual protection may be required.
• Ability to work in confined spaces wearing a PAPR
• Ability to work in extreme hot/cold, dirty spaces
• Ability to climb ladders and perform work overhead
• Ability to climb, stoop, bend, stand, crawl, push and pull for extended periods of time
• Ability to use hand tools and specialized power tools
• Ability to operate heavy equipment including forklifts and bobcats
• Work is performed mainly within the building, but some outside work is required.
• Ability to perform snow removal duties including shoveling and operating a snow removal equipment

Pay and Benefits

Pay Ra nge: $39.96 to $43.18 a hour; depending on education/qualifications/experience
