This role supports and assists the Community Manager in overseeing and managing the financial and operational facets of the community by completing accounting and bookkeeping tasks, preparing monthly close-out and financial reports, processing invoices for payment, collecting rent, fees, and other payments, completing bank deposits, dispositions, and account reconciliations, and using the property management software to record, track, and report on all financial workings of the community. In addition to a competitive base salary ranging from $26.00 to $30.00 per hour, we offer housing discounts of up to 40% at Greystar communities, cell phone allowance, monthly bonus incentives, and a robust benefits and perks package. What your day might look like Being part of a team and having fun while providing excellent customer service. Collecting and posting rent, fees, and other payments, preparing daily bank deposits and processing invoices and payables; staying up to date on rent assistance policies and programs from federal, state, and local governing offices. Assisting the leasing team in touring apartments with prospects both virtual leasing and in‑person tours. Reviewing and submitting invoices from vendors, contractors, and service providers for payment. Processing resident move‑outs by reviewing lease terms and notice requirements and processing the disposition in accordance with established procedures and legal requirements. Responding to resident questions, concerns, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Partnering with the on‑site office team and marketing team to create safe, socially distant activities and events for residents. Acting as the on‑site supervisor in the absence of the Community Manager. What we are looking for Previous property management experience is required; fee management preferred. Proficient in MS Office Suite; Yardi/OneSite software highly desired but not required. Financially savvy with experience in creating/adhering to budgets, fiscal reporting. Excellent communication skills: ability to read, write, and communicate effectively. High level of professionalism in both manner and dress. High school diploma or equivalent; professional knowledge of business discipline required. Responsibilities Complete the daily transactions related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits, reconciling bank accounts, preparing financial reports, and processing invoices and payables. Operate the property management software (Yardi/OneSite) and complete transactions by entering all required fields correctly and updating and backing up the system as needed. Review resident files and accounting records to determine unpaid and/or late fees, communicate with residents regarding outstanding balances, implement procedures for collecting delinquencies, and enforce the lease to maximize revenue. Review and submit invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, obtaining community manager approval, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner. Follow company’s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community in court hearings and eviction proceedings. Process resident move‑outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, and processing the disposition in accordance with established procedures and legal requirements. Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and taking appropriate action to resolve and address service issues. Act as the on‑site supervisor in the absence of the community manager by organizing and delegating daily work, coordinating maintenance and make‑ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with company policies, procedures, and business practices. Assist in managing the client/owner relationship by meeting with owners, conducting community tours, providing updates about the community’s performance, and responding to owner requests as needed. Assist or support leasing and marketing efforts by greeting prospective residents, gathering information via the Guest Card, showing ready apartments and models, closing and obtaining the lease deposit, and assisting the prospective resident in completing the rental application and credit verification.BASIC KNOWLEDGE & QUALIFICATIONS
Bachelor’s degree in Business Management, Communications, or related field from an accredited college or university. 1‑3 years minimum of relevant experience in residence life and/or property management that demonstrates the application of community management, sales, marketing, and customer service background sufficient to assist in managing day‑to‑day operations of an apartment community, resolving customer complaints and issues, completing financial records, documents, and reports, increasing sales revenues, and coordinating a team. Understanding of lease terms and lease enforcement, including collections. Excellent written and verbal communication skills. Detail‑oriented and self‑motivated with the ability to work independently and as a collaborative member of a team.SPECIALIZED SKILLS
All required licenses and/or certifications as required by state and local jurisdictions. Valid driver’s license to drive a golf cart on property. Proficient in internet, word processing, spreadsheet, and database management programs to complete required reports and documents. Strong proficiency in using property management software (Yardi, OneSite, Entrata, etc.).TRAVEL / PHYSICAL DEMANDS
Work primarily in an office environment but may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous; able to physically access all exterior and interior parts of the property and amenities. Able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Routine local travel may be required to make bank deposits, attend training classes, or other situations necessary for accomplishment of daily responsibilities. Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for accomplishment of daily responsibilities.COMPENSATION
The hourly range for this position is $26.00 - $30.00.ADDITIONAL COMPENSATION
Corporate Positions: May be eligible to participate in a quarterly or annual bonus program based on individual and company performance. On‑site Property Positions: May be eligible to participate in weekly, monthly, and/or quarterly bonus programs.ROBUST BENEFITS OFFERED
