This role manages the day‑to‑day operations of an assigned property, including managing the team members, daily activities, and resources to achieve established budgeted financial and operational goals. The position ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi‑family housing operations.JOB RESPONSIBILITIES
Provide input into the development and analysis of property budgets by reviewing financial statements, marketing information, and operational reports. Set rent rates, ensure timely rent and fee collections, make bank deposits, and prepare monthly financial status reports. Approve invoices from vendors, contractors, and service providers, reconciling work performed or products purchased, verifying certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between vendor/contractor, accounting, and the client/owner as needed. Control expenditures to stay within the approved budget and manage the petty cash fund. Oversee lease enforcement: approve resident applications, process discounts and renewal leases, conduct periodic apartment inspections, follow notice requirements, evict residents, and collect late fees and other allowable charges. Analyze current market and economic trends, implementing short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve service issues. Ensure the maintenance team complies with Company standards for responding to resident service requests. Conduct regular property inspections to ensure physical aspects, grounds, buildings, and amenities meet safety, cleanliness, and appearance standards. Supervise property staff through interviewing, hiring, orienting, training, and performance management in line with Company policies and values. Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests. Complete various accounting, financial, administrative, and other reports and perform additional duties as assigned. For California locations: manage the lease process using the California Lease File Checklist to ensure all lease documents are complete, compliant, and organized.BASIC KNOWLEDGE & QUALIFICATIONS
Bachelor’s degree from an accredited college or university, preferably in Business Management, Real Estate, or a related field. 4‑6 years of relevant experience in property management, sales, marketing, and customer service sufficient to manage day‑to‑day operations of an apartment community, resolve complaints, complete financial records, and coordinate team work. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated and able to work independently, lead, and collaborate as part of a team.SPECIALIZED SKILLS
Hold all licenses and/or certifications required by State and Local jurisdictions. Maintain a valid driver’s license to operate a golf cart on property and ensure other on‑site staff with access to the golf cart have valid licenses. Proficiency in Internet, word processing, spreadsheet, and database management programs for reporting and documentation. Strong proficiency in property management software, preferably Entrata, Yardi, and/or OneSite. Management and supervisory skills to hire, lead, direct, evaluate, and manage subordinates and maintenance specialists.TRAVEL / PHYSICAL DEMANDS
Work in an office environment with frequent exposure to outdoor elements; must be able to access all exterior and interior parts of the property and amenities. Physically capable of pushing, pulling, lifting, carrying, or maneuvering weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Routine local travel may be required for bank deposits, training, outreach events, or other job duties. The salary range for this position is $60,000 — $90,000.ADDITIONAL COMPENSATION
Corporate Positions: eligible to participate in a quarterly or annual bonus program based on individual and company performance. On‑site Property Positions: eligible to participate in weekly, monthly, and/or quarterly bonus programs.ROBUST BENEFITS OFFERED
