Building Engineer

Location: Country Club Plaza, Kansas City, Missouri
Reports to:  Director of Facilities, Country Club Plaza
Direct Reports:   Maintenance Technician

POSITION SUMMARY

The Building Engineer is the senior technical operator of Country Club Plaza, responsible for the reliable, efficient, and safe performance of every critical building system across a large and complex mixed-use property. The role runs the building and building-automation systems, leads preventive and predictive maintenance, and directs the maintenance technician team in the daily upkeep of the place.

Country Club Plaza is a demanding property: a historic, high-traffic destination of retail, dining, and entertainment set across many buildings and decades of infrastructure. The firm is seeking an experienced, hands-on engineer who can command that complexity, hold every system to a high standard, and keep the Plaza running seamlessly for tenants, merchants, and the millions of visitors who come each year. This is a doer role, in the field rather than behind a desk; the Building Engineer is expected to be hands-on with the systems every day.

KEY RESPONSIBILITIES

Building systems

• Operate, maintain, and optimize the property's mechanical, HVAC, and plumbing equipment and associated controls.
• Own the performance of HVAC, electrical distribution, plumbing, mechanical, life-safety/fire panel, and elevator and escalator systems across the property.
• Troubleshoot complex faults with strong planning and follow-through; determine and carry out the solution, and escalate upward when needed.

Building automation and energy

• Operate and tune the building-automation system (BAS or EMS) for comfort, reliability, and energy efficiency.
• Track utility and equipment performance, identify efficiency opportunities, and support energy and sustainability initiatives.
• Support the commissioning and retro-commissioning of systems during projects and upgrades.

Preventive and predictive maintenance

• Develop and manage preventive and predictive maintenance programs that extend equipment life and prevent unplanned outages.
• Maintain accurate equipment records, logs, warranties, and maintenance history in the CMMS.
• Set standards and priorities in the work-order system, and close requests promptly and to quality.

Team leadership

• Lead, schedule, train, and mentor the maintenance technician team; raise the technical capability of the crew.
• Serve as the on-site engineering lead, working alongside the team and modeling the standard.

Vendors and contractors

• Solicit bids, manage service contracts, verify vendor work against scope, and approve invoices.
• Escort and oversee specialized contractors performing work on critical systems.

Safety, compliance, and reporting

• Maintain compliance with OSHA, mechanical and electrical codes, and fire and life-safety requirements; manage inspections, permits, and certifications.
• Lead after-hours and emergency response for system failures, water intrusion, and power events.
• Respond after hours to life-safety items, including fire extinguishers, emergency lighting, exit signage, and sprinklers.
• Work with the Director of Facilities to draft repair-and-maintenance (R&M) budget line items, risk assessments, and capital needs.

Tenant relations

• Respond to tenant comfort and service requests in a high-touch, professional manner, communicating clear timelines and minimizing disruption.

QUALIFICATIONS

• High-school diploma or equivalent, with technical or trade training in a building-systems discipline.
• Technical certificate or associate degree in a building-systems or engineering discipline, or five years of commercial building-engineering experience in lieu of the certificate.
• HVAC license (highest-priority credential)
• Minimum five years of commercial building-engineering experience, including hands-on operation of HVAC and building systems at a large or complex property.
• At least three years leading or mentoring an engineering or maintenance team.
• Direct experience at a large, complex, or mixed-use property; command of the systems and coordination such a property demands.
• EPA Section 608 Universal certification; if not already held, it must be obtained within 90 days of hire.
• Deep working command of HVAC, electrical distribution, plumbing, mechanical, and life-safety systems, with the ability to read blueprints, schematics, control drawings, and equipment manuals.
• Demonstrated, hands-on proficiency with building-automation and energy-management systems (BAS or EMS); a key requirement for the role.
• Proficiency with a computerized maintenance-management system (CMMS) and standard office software.
• Valid driver's license and reliable transportation.
• Ability to lift up to 50 pounds and perform physical work including climbing ladders, working at heights, and access to confined spaces.
• Availability for rotating on-call shifts, including evenings, weekends, and holidays.

Preferred

• Additional trade license in electrical or plumbing.
• Certification in energy management or building performance.
• Experience with historic or landmark properties.

PHYSICAL REQUIREMENTS

The role requires the ability to lift and carry up to 50 pounds, climb ladders and stairs, work at heights and in confined spaces, and perform physical work outdoors in varied weather. Extended standing and walking, along with rotating on-call, evening, weekend, and holiday availability, are expected.
