Project Manager – TerrazzoThe Project Manager – Terrazzo will be an integral part of the team acting as a single point of contact and holds responsibility for all aspects of terrazzo and specialty flooring installation projects, from inception to final close-out. This role oversees both poured-in-place and precast terrazzo installations, including epoxy and cementitious systems, and partners closely with the Specialty/Product Specialist team to deliver complex, design-driven commercial projects. The successful candidate will be able to work independently, as well as part of a team, and will be responsible for conducting their work in a professional, accurate, and timely manner. Bonitz has divisions in SC, NC, GA, TN, VA, LA, and FL.As active members of the National Terrazzo and Mosaic Association (NTMA) and the Terrazzo Promotion Committee of the Southeast (TPC), Bonitz adheres to the strictest quality standards in terrazzo design and installation.Position Essential Duties:Communicate at a high level with Bonitz team, customers, vendors and any members of the project team.Acts as single point of contact and holds responsibility for all aspects of terrazzo and specialty flooring installation projects, from inception to final close-out and invoicing.Plans, coordinates, and oversees all tasks, critical dates, client and third-party interface and relations, as well as performance quality and customer satisfaction.Manages General Contractor (GC) relationships, attends construction meetings, and coordinates with GC to maintain project schedule.Ability to plan, budget, oversee and document all aspects of terrazzo projects, including poured-in-place epoxy terrazzo, cementitious terrazzo, and precast terrazzo systems.Oversee field operations (manpower and installations) to guarantee the work is done per plans, project specifications, NTMA standards, manufacturers standards, and completion schedule.Prepares and issues Installers work orders.Recognize and mitigate all potential safety concerns on all active jobsites.Manage all continuing education and training requirements such as job specific, industry specific, and safety specific.Meets and exceeds all safety requirements.Manages, evaluates and coordinates payment Tiered-Subcontractors Pay, Schedules and Contracts.Manages the completion of Punch-list and issuance of the warranty and maintenance files to the GC.Ensure the appropriate profitability of each project.Coordinate multiple installation crews and maintain job schedules across overlapping terrazzo phases (substrate prep, divider strip layout, pour, grind, and polish).Verify quality of installation, work performance, and work order completion against NTMA specifications and project documents.Job Responsibilities:Pre-Construction:Work with Project Consultant, Product Specialist, and Estimator to assess the suitability of various sites for terrazzo and specialty flooring work.Lead the scope review for projects: vet the project by reviewing construction plans, terrazzo shop drawings, divider strip layouts, color/aggregate samples, reviewing safety/risks of projects, collecting labor rates, determining materials, and determining job timeline.Review substrate conditions, moisture testing requirements, and slab depression specifications to ensure compatibility with the specified terrazzo system.Contract review – Understand expectations and understand the process of change orders, termination of contract, and contractual exclusions.Establishes and maintains schedule of multiple installation crews and projects.Communicate purchasing needs to Project Specialist and Warehouse and schedule deliveries with assistance of Project Specialist, including coordination of epoxy resin, marble/glass/recycled aggregate, and divider strip materials.Negotiate with potential subcontractors to perform on projects – Schedule and Pay.Construction:Manages General Contractor (GC) relationships, attends construction meetings, and coordinates with GC to maintain project schedule and ensures ongoing compliance with the construction contract.Manages all ongoing site visits to identify issues and ensure documentation of substrate condition, HVAC status, RH, PH, slab moisture, temperature, and other environmental conditions critical to terrazzo cure and performance.Assist in the mobilization of jobs and the removal of materials on jobsites.Oversee field operations (manpower and installations) to guarantee the work is done per plans, project specifications, and completion schedule, including divider strip placement, pour consistency, grinding sequence, and final polish.Manage installation methods and material usage to ensure jobs are installed per plans, specifications, and estimate sheets, with adherence to NTMA standards.Prepares and issues Installers work orders.Ensure the appropriate profitability of each project.Perform all required safety inspections.Document and perform all change orders for your projects.Regularly meet with team members internally to update them on current status of project.Post-Construction:Manages the completion of Punch-list and issuance of the warranty and maintenance files to the General Contractor, including terrazzo care and maintenance documentation.Analyze design, construction, and cost trends on completed projects to identify potential areas of improvement and savings and ensure integration into future pre-construction processes.Travel:Travel to various project sites required. A monthly car allowance will be provided as a company benefit. As well as a company gas card.Potential overnight stays for projects may be required based on the travel distance and time spent on site. Terrazzo project geography may extend beyond the local market given the specialty nature of the trade.Education/Experience and Ideal Candidate Qualifications:Associate degree or 2-5 years' experience in general contracting, construction management, or construction administration preferred.Project management experience in terrazzo (epoxy or cementitious, poured-in-place or precast) strongly preferred. Candidates with project management experience in adjacent specialty trades — including resinous flooring, epoxy flooring, polished concrete, decorative concrete, cementitious self-leveling, urethane cement, or stone and tile — will also be considered.Familiarity with NTMA standards and specialty flooring specifications preferred.Excellent verbal and written communication skills.Strong creative and critical thinker. Self-Starter.Strong time management and organization skills.Strong relevant computer skills, including proficient use of Microsoft Office Suite, including Word, Outlook, Excel, Power Point.Must be able to read, write, speak, and understand English.
