Marketing & Business Development Manager, Baldwin Hills Crenshaw Plaza Job Summary: Marketing & Business Development Manager– Regional Shopping Center Job Scope: The Marketing Manager is responsible for developing and implementing marketing programs for the retail center based on the center's strategic goals. The three main areas of focus are Marketing for Leasing, Marketing for Sales, and Marketing for Business Development. Responsibilities Provide Superior Client Service Collaborate with the property team to develop and execute comprehensive, research‑based strategic planning that directs marketing efforts to enhance asset value by actively participating in the leasing process (permanent and specialty), driving sales, and generating alternative revenue. Ensure the property’s annual marketing plan is directed at achieving owner’s objectives; focused on leasing, sales and revenue, utilizing the resources and tools available. Monitor, control, and adjust marketing budget and alternative revenue goals to meet year‑end projections. Work with Leasing and Ownership Team to ensure leasing collateral, such as fact sheets, are current, complete and accurate. Procure and develop programs involving outside consultants such as public relations firms, advertising agencies and other vendors. Review monthly sales reports to track retailer sales, key retailers and category trends. Leadership, Motivation and Development Manage Marketing Coordinator to define, track and achieve measurable goals established during budget strategy and strategic planning sessions. Provide constructive feedback, regular coaching, and career development input throughout the year to help the Marketing Coordinator achieve performance objectives and develop professional skills. Have thorough knowledge of the area market, including competitive properties, demographics and available media. Execute an advertising program and strategy to increase center foot traffic, tenant sales and participation in the marketplace. Coordinate special events and community relations programs to support the strategic plan; involve retailers as appropriate; track and produce results summaries to determine impact on center traffic and sales. Develop a strategic public relations and media plan. Coordinate ongoing research (online, Scarborough, Alteryx) to support marketing and leasing efforts. Advertising and Sales Promotions Strategically plan and execute center advertising and sales promotions. Oversee media buys with MC with various media outlets to determine placement and content. Oversee reports and analytics for reviews of sales promotion programs. Oversee MC who will write copy, proof materials and distribute as necessary. Work with MC to recruit merchants to participate in planned center programs. Work with MC and oversee advertising and sales promotions of competitive centers, apprises management, and keep files up to date. Perform market studies to understand retail sales performance by category as well as sales performance of competitive centers. Tenant and Community Relations Develop and cultivate relationships with store managers to maximize foot traffic, sales and exposure. Develop and implement opportunities for tenant cross promotions to improve sales. Maintain relationships with community groups. Communications Act as the local center spokesperson for all public relations and directly interface with the media to further the center’s objectives. Use the center’s campaign and branding guidelines and oversee all aspects of in‑mall signage, including center directories, duratrans, barricades, static stickers, LED board content, and exterior static billboards. Prepare Business Development section of AMR for ownership. Oversee Marketing AMR. Oversee MC in all aspects of outreach to community partners in support of programs including hotel, office, school, nonprofit programs. Special Events Plan and work with MC to implement all center events. Serve as primary contact for all event operations. Coordinate events’ operations with MC, departments and vendors. Review event logistics and performance. Research and recommend appropriate events for center participation and sponsorship. Conduct a timely post‑event and/or post‑promotion review to determine viability and adjustments for the following year. Lead the strategic vision of the center’s website and design for optimization and user interface for customers and tenants. Monitor website usage and analytics on a monthly basis. Collaboratively work with MC to program and implement all social media content that promotes the center and its brand. Create programs across digital platforms and leverage digital assets to increase awareness for the center and its retailers. Oversee and manage MC to schedule installation and de‑installation of signs and merchandise in vacant storefronts as needed. Oversee MC orders of visual display items within budget guidelines. Work with MC to coordinate preparation, installation and takedown of center seasonal décor with Engineering and Maintenance, create calendar of tasks and monitor budgeted expenses. Recommend and research additions to and changes in seasonal décor. Oversee, manage, and schedule installation and takedown of seasonal décor as needed. Business Development Responsible for Business Development revenue. Source local, regional, and national clients for advertising and sponsorship opportunities. Develop Business Development collateral. Provide custom decks and renderings to potential clients. Update research materials with latest demographic information. Coordinate all facets of the Business Development deliverables to the advertiser/sponsor and manage the successful implementation of the various activations in the common area by closely working with MC and the center team. Develop and implement local and corporate sponsorship opportunities that generate additional revenue; document and track all sponsorship proposals and programs. Communication: Provide ongoing communications to the mall team through detailed information. Teamwork: Work in a team atmosphere, providing support to other departments as necessary. Organization: Maintain an organized workspace and easy filing system. Customer Service: Provide good service to customers, contractors, vendors, and clients with a friendly attitude. Adaptability: Maintain effectiveness in varying environments and with various types of people. Drive for Results: Exceed goals, bottom‑line oriented, and push self and others for results. Planning and Organizing: Establish course of action, develop plan, orchestrate multiple activities, use resources efficiently, measure performance, evaluate results. Dealing with Ambiguity: Handle change, shift gears, act without full information, manage risk. Problem Solving: Use logic and methods to solve difficult problems with effective solutions. Time Management: Use time effectively, prioritize, meet deadlines under pressure. Initiative: Take proactive approach to meeting and exceeding ownership requirements; develop best practices. Technology: Learn new software programs to improve efficiency and presentations; enhance existing skills with Excel, Word, and PowerPoint. Qualifications Bachelor’s degree in Marketing or related field and/or 3–5 years of professional experience in retail and/or shopping center experience. Knowledge of marketing fundamentals and research and reporting. Excellent PC, Excel, MS Word, PowerPoint, Illustrator and/or Photoshop skills. Ability to easily learn and use new systems. Strong organizational, time management and delegation skills. Excellent interpersonal, oral and written communication skills. Social media skills and experience posting for a company. Ability to deal with multiple tasks effectively and establish priorities. Strong attention to detail. Must have flexibility to work varied schedules including weekends and evenings.
