The Chief Engineer is responsible for overseeing the daily maintenance operations of the assigned property including residential units, parking areas, pool facilities, grounds, and common areas. This position performs maintenance and building operations work while coordinating with on-site janitorial and maintenance staff to ensure the property is maintained in a safe, clean, efficient, and professional manner.  

The Chief Engineer works closely with the Property Manager and Operations/Maintenance team to support building operations, resident satisfaction, preventative maintenance programs, capital projects, vendor coordination, and work order completion in compliance with company policies, safety standards, and applicable collective bargaining agreements.

Responsibilities:

• Perform general maintenance, repairs, troubleshooting, janitorial, and custodial duties as required
• Monitor building systems and equipment to ensure proper operation and continuous functionality
• Coordinate and assist with apartment inspections, move-outs, move-ins, apartment turns, and renovations
• Enter, monitor, prioritize, and ensure timely completion of work orders
• Walk the property daily to identify safety concerns, maintenance needs, curb appeal issues, and potential liabilities
• Maintain maintenance shops, storage areas, tools, equipment, and inventory in an organized and safe manner
• Ensure maintenance materials and supplies are properly ordered, stored, and utilized efficiently
• Assist with preventative maintenance programs and capital improvement projects
• Maintain positive resident relations through professional communication and timely response to maintenance concerns
• Assist in training and onboarding maintenance and janitorial staff on proper procedures, equipment usage, and safety practices
• Assist management with maintenance and janitorial scheduling, including vacations, holidays, and staffing coordination
• Provide input regarding building operations, staffing needs, and maintenance recommendations
• Ensure compliance with OSHA standards, MSDS/SDS requirements, safety procedures, and company policies
• Participate in emergency response procedures and emergency repairs as necessary
• Assist with seasonal responsibilities including snow removal, salting, screen/window maintenance, and grounds upkeep
• Additional duties as assigned by management consistent with the collective bargaining agreement

 

The Chief Engineer may provide operational input, training support, and scheduling assistance.

Qualifications:

• Strong organizational and time management skills with the ability to prioritize multiple assignments
• Working knowledge of building maintenance systems, equipment, and preventative maintenance practices
• Strong troubleshooting and problem-solving abilities
• Ability to communicate professionally with residents, vendors, contractors, and team members
• Knowledge of workplace safety procedures and proper handling of maintenance chemicals and materials
• Ability to work independently and respond effectively in emergency situations
• Attention to detail and commitment to quality workmanship
• Ability to work in a fast-paced environment while maintaining professionalism

 

Experience

• Minimum three (3) years of maintenance or engineering experience in residential or commercial property operations preferred
• Prior experience coordinating maintenance or janitorial staff preferred
• Experience using maintenance equipment, tools, supplies, and building systems
• Certified Pool Operator (CPO) certification preferred but not required

 

Physical Requirements

• Ability to move, lift, carry, push, and pull objects weighing up to 90 pounds
• Ability to bend, stoop, kneel, climb stairs and ladders, and work in confined spaces
• Ability to stand, walk, and perform physical labor for extended periods of time
• Ability to safely use maintenance tools, machinery, and equipment
• Ability to work indoors and outdoors in varying weather conditions
