Medical, Dental & Vision Insurance Life Insurance Disability Insurance 401(k) Paid Time Off Position Summary The Maintenance Director is responsible for the overall maintenance operation of the facility and for performing repairs and maintenance on equipment. Additional duties include ordering and requisitioning supplies and equipment, performing regular daily, weekly and monthly maintenance checks, assigning duties and work assignments, following safety rules and policies, keeping required records, and cooperating with other employees and department heads. Responsibilities Performs overall supervision of the Maintenance Department and hands‑on performance of maintenance and repair work. Maintains the building in good repair and free of hazards such as those caused by electrical, plumbing, heating and cooling systems. Ensures building and grounds compliance with Federal, State and local laws. Maintains the fire alarm and emergency generator systems in good working order, performs weekly tests, and keeps required records of test results. Maintains required records and reports as outlined in the policies and procedures of the Maintenance Department. Participates in budget planning for the Maintenance Department. Orders and requisitions supplies following Administrator’s approval. Orients and instructs all maintenance personnel. Participates in and plans in‑service programs, as necessary. Attends Department Head Meetings and sits on required committees. Recruits, interviews, hires and provides orientation for all employees of the Maintenance Department. Reviews and evaluates the work performance of assigned personnel and disciplines as required. Assigns work assignments and duty schedules. Remains on call for emergencies 24 hours a day. Performs other responsibilities as may be required and as directed by the Administrator. Concerned with the safety of all facility residents, ensuring minimization of fire and accident risks, and adherence to legal, safety, health, fire, and sanitation codes. Puts Resident Service First by ensuring residents and families receive the highest quality of service in a caring and compassionate atmosphere. Performs other duties as requested. Educational / Vocational Requirements High School degree or equivalent and basic training in electrical, plumbing, heating and HVAC systems. Supervisory experience is also required for this position. Job Skills Strong organizational skills. Good written and verbal communication skills. Agile and in good physical health. Knowledge of budget preparation process. Ability to work well with others on a variety of professional levels. Ability to positively interact with personnel, residents, family members, visitors, government agencies, and the general public. Provide annual verification of negative TB skin test. Related Duties Interacts with residents, families, visitors and employees.
