Maintenance Supervisor

Maintenance Supervisor – Responsibilities The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. The role works with the Community Manager to oversee staff and vendors and ensure maintenance of the property. Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure repairs and replacements necessary for common areas and units Inspect grounds, buildings, and features daily to identify hazards and liability concerns Manage and order maintenance supplies within budget guidelines Maintain a preventative maintenance program to extend asset life and minimize future repairs Maintain a well-organized, safe maintenance shop in accordance with safety standards and OSHA guidelines Maintain hazard communications program; promote safe work practices Participate in unit inspections as requested Assist with make-ready and overall property maintenance activities Plan and utilize property resources, equipment, and supplies economically (bidding, vendor management, etc.) Provide direction and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Maintenance Supervisor – Personnel Management Under the direction of the Community Manager, supervise, train, and schedule maintenance staff Check daily work progress and provide immediate assistance as needed Provide input on employee performance evaluations Ensure staff development through training, coaching, and guidance in line with Asset training benchmarks Promote harmony and quality performance through leadership Maintenance Supervisor – Customer & Resident Relations Deliver excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to meet property objectives Ensure consistent and respectful dealings with residents and enforcement of community policies Education/Experience High School Diploma or Equivalent EPA & CPO certification required; HVAC preferred Ability to understand and perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Must be able to move about the worksite, handle equipment, and work overtime, weekends, and on-call property emergencies Physical ability to perform tasks in various environments, including tight spaces and outdoor conditions; ability to lift and move objects over 100 lbs Occasional prolonged stationary work License/Equipment Must have reliable transportation due to the emergency on-call requirement Compensation and Benefits At Asset Living, compensation decisions consider factors such as skill set, background, and certifications. Offers may include total rewards beyond base pay, such as medical/dental/vision/life/disability insurance, 401(k) with employer matching, and commission or performance bonuses where applicable.
