Temporary Leasing Professional - The Bristol at Southport

Job Summary The Bristol at Southport has an immediate opening for an experienced Leasing Professional. The role is temporary to cover a leave of absence, with the opportunity to apply for a permanent position upon successful completion. The Leasing Professional coordinates marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities Perform all sales and leasing activities to achieve community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, performing credit and background checks, preparing lease documents, and ensuring a smooth move‑in and lease signing. Inspect apartments prior to move‑in, confirm readiness, and coordinate any necessary maintenance with the team. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans to sustain occupancy, and adhere to community policies regarding concessions and specials. Design and execute marketing activities to attract traffic, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, websites), and other community‑specific plans. Use on‑site property management software to track availability, record leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards for quality, maintain the marketing corridor, and present appealing show units to prospects. Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, calls, or other contacts. Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely renewal documentation. Respond quickly and courteously to resident concerns, document requests, and coordinate resolution with the appropriate personnel. Qualifications Positive can‑do attitude required; previous sales and customer service experience desirable. Proficiency in MS Office Suite; knowledge of property management software (Yardi/One Site) preferred. Demonstrated ability to read, write, and communicate effectively, complete legal documents, sell apartment features, and answer resident questions. High level of professionalism in manner and dress. Required Licenses or Certifications All state and local licenses and certifications required by the jurisdiction. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work inside and outside in all weather conditions and lift up to 25 pounds independently, 50 pounds with assistance. Flexible schedule may require evening, weekend, and holiday availability. Rare or regular travel may be required. Compensation and Benefits Hourly range $21.50 - $24.00. Eligibility for quarterly or annual bonus programs (corporate positions) and weekly, monthly, or quarterly bonus programs (on‑site positions).
