As a Property Maintenance Manager, you will work on a team that manages a portfolio of 400+ single-family homes, townhomes, condos, and multi-family properties in Cape Coral and surrounding areas. In this role, you will travel to properties to perform inspections, coordinate maintenance repairs and oversee large renovations, hold vendors accountable, and protect the investment of our landlords.What We OfferAnnual Salary: $50,000 - $60,000Annual Commission Potential: $4,500 - $7,500Health Benefits: Medical, Dental, Vision, LifePTO (Holidays, Vacation, Sick), 401k + matchingReal Estate Investing Preferred BonusesThis is NOT a hands-on maintenance role. This is not a construction role. This is a project management role where you will oversee renovation projects and residential repairs/maintenance for a portfolio of properties managed by our company. This role will require daily travel across Cape Coral and surrounding areas. A company vehicle will be available for use.What You'll DoHandle all move-in, move-out, and renewal inspectionsManage all property renovations and projectsOnboard occupied and vacant propertiesCreate a recommended repairs list for new properties and vacant properties to be rent-readyAssist Maintenance Coordinator with tenant repair requestsScreen, hire, fire, and manage vendors performing repairs and renovationsCommunicate with landlords on major renovations or repairsNegotiate vendor quotes and invoices to achieve competitive pricingMaintain vendor list and obtain necessary documentation to remain on our vendor listWhat Qualifies You3+ years' residential property management experienceGeneral knowledge of maintenance and residential home repairsConfident communication (written and verbal) and negotiation skillsExperience with property management softwareWhat Sets You ApartExperience managing home renovations and projectsVendor management experienceBilingual (Spanish and English)AppFolio experienceExperience with CRM Software, SuiteCRM is a huge plus
