Acquisitions and Development Associate

Location: Miami, FL Our client, a real estate investment and development firm, is seeking an Associate to support residential investment opportunities and development projects. This position combines financial underwriting with hands‑on project coordination, offering involvement from initial acquisition analysis through construction and delivery. The ideal candidate brings strong financial modeling capabilities, an understanding of the development process, and the ability to coordinate multiple priorities across investment and project teams. Key Responsibilities Build and maintain acquisition models and development pro formas to evaluate feasibility, financing assumptions, projected returns, and investment risks. Research local markets, competing properties, demographic trends, and planned developments to inform investment recommendations. Prepare investment summaries, approval materials, and presentations outlining transaction economics and key considerations. Support acquisition execution by coordinating due diligence, reviewing transaction materials, and tracking requirements through closing. Assist with financing analyses, property valuations, and lender information requests. Partner with the development team on planning, entitlements, permitting, design coordination, procurement, and construction oversight. Monitor project budgets, schedules, forecasts, commitments, and change orders; identify variances and potential execution challenges. Help prepare construction draw requests, reconcile project expenses, and maintain financial reporting for internal teams and lenders. Coordinate with architects, engineers, contractors, legal counsel, consultants, and municipal representatives to advance project milestones. Participate in project meetings and site visits, document decisions, and follow up on outstanding deliverables. Maintain organized transaction and project records, including contracts, approvals, plans, and due diligence documentation. Support project closeout and the transition to operations while helping improve financial models, reporting tools, and internal workflows. Qualifications Bachelor’s degree in Real Estate, Finance, Business, Economics, Construction Management, Engineering, Architecture, or a related discipline. Approximately 3–5 years of relevant experience in real estate investment, acquisitions, development, development finance, construction, or a related field. Strong Excel skills and experience with acquisition underwriting, development pro formas, discounted cash flow analysis, and sensitivity modeling. Working knowledge of real estate financial statements, due diligence, construction budgets, and development schedules. Ability to translate financial and project information into clear written recommendations and presentations. Strong attention to detail, organizational skills, and the ability to manage competing deadlines. Effective communication skills and experience collaborating with internal teams and external project partners. Multifamily or other residential investment and development experience preferred. Familiarity with South Florida development, including multifamily or condominium projects, is a plus.
