Senior Estimator & Project Manager - Commercial Subcontracting

Compensation: $95,000 – $115,000 Base Salary (Commensurate with estimating/PM tenure) + Annual Performance Bonus

We are partnering with an industry-leading commercial entrance and access systems contractor on track to exceed $100M in annual revenue. We are seeking a Senior Estimator & Project Manager to join our regional branch office in Fond du Lac, Wisconsin.

In this seat, prior overhead door experience is NOT required. What matters is deep, proven experience operating within the formal commercial general contracting ecosystem . Whether your background is in commercial glass/glazing, structural steel, drywall, roofing, electrical, plumbing, mechanical, masonry, or commercial new construction—if you know how to read architectural plan sets, perform digital takeoffs, submit qualified bids to GCs, and run contract execution through project closeout, your skills translate directly.

Key Responsibilities

Preconstruction, Estimating & Bidding (50%)

• Plan & Spec Analysis: Review architectural drawings, structural plans, project manuals, and CSI specification sections (specifically Division 8 and related scopes) to identify opening dimensions, structural jamb requirements, wind-load ratings, and electrical operator requirements.

• Digital Quantity Takeoffs: Perform accurate, detailed digital takeoffs utilizing Bluebeam Revu and estimating software.

• Bid Formulation & Scope Qualification: Build comprehensive, profitable bid packages. Draft formal proposals with detailed inclusions, exclusions, scope clarifications, and manufacturer substitution requests.

• RFI & Addenda Management: Analyze addenda, identify plan discrepancies or missing details, and draft formal Requests for Information (RFIs) to General Contractors and Architects during the pre-bid phase.

• GC Relationship Bidding: Follow up on submitted bids with commercial General Contractors, review bid tabulations, negotiate scope adjustments, and secure awarded contracts.

Project Management & Execution (50%)

• Contract & Scope Review: Review awarded GC subcontracts, project riders, scope sheets, and contract documents to verify alignment with original bid qualifications.

• Submittal Management: Generate, compile, and submit formal product submittal packages (shop drawings, manufacturer product data, wiring diagrams, sample chips, and engineering calculations) to GCs and Architects for formal approval.

• Procurement & Vendor Coordination: Coordinate with factory manufacturers to place precision equipment orders, track fabrication lead times, and align material deliveries with general contractor construction schedules.

• Change Order Management: Identify out-of-scope field conditions, draft pricing for bulleted change orders, and secure signed change order authorizations prior to performing work.

• Operations Hand-off & Billing: Coordinate awarded scopes with local branch installation managers and dispatchers for crew scheduling; verify job completion for monthly progress billings (AIA G702/G703 format).

Qualifications & Requirements

• 3+ Years of Formal Commercial Construction Estimating & PM Experience: Proven background bidding directly to commercial General Contractors on formal plan-and-spec projects.

  • Open to diverse subcontracting trades: Commercial Glass & Glazing, Structural Steel, Metal Framing & Drywall, Commercial Roofing, Electrical, Mechanical/HVAC, Elevators, Flooring/Tile, Remediation, or Commercial General Contracting.

• Mastery of Contract Documents: Fluent in reading architectural blueprints, elevations, structural details, door/finish schedules, project specifications, and GC subcontract agreements.

• Digital Construction Software Literacy: Proficiency in Bluebeam Revu is required. Hands-on experience with construction management and bid platforms (e.g., Procore, SmartBid, Autodesk/BIM 360, PlanGrid, or Dodge Construction Network ).

• High-Volume Project Management Acumen: Demonstrated ability to manage 30–40 concurrent commercial jobs at various project stages (bidding, submittals, production, install, closeout) with strong organizational discipline.

• Clear Written & Verbal Communication: Polished, professional communication skills when negotiating scopes with GC Project Managers, Architects, and commercial building developers.

• Location: Based in or willing to relocate to Fond du Lac, WI (Full-time in-office role). Minor relocation support available for candidates in regional commuting distance (Milwaukee / Fox Valley / Northern Illinois).
