The agency supports the wellbeing of its clients and residents, providing pathways to self‑sufficiency for program participants that seek to break the cycle of poverty. As the largest affordable housing provider in DeKalb County, ARG addresses the housing needs of low- and middle‑income residents while supporting its staff through continual improvement and optimization of organizational effectiveness. Position Summary Responsible for the leasing, marketing, and maintaining positive resident relations of single‑ and multi‑family residential units. Implements the company’s occupancy policies and procedures in accordance with HUD, federal, local, and other applicable laws, rules, policies and procedures. Assists residents in obtaining access to a wide range of community services and resources. Performs a variety of tasks related to the admission and occupancy of low‑income and market units. The position requires leasing, administrative, resident retention, and neighborhood marketing duties. Essential Duties and Responsibilities Answer multi‑line telephone calls in a courteous manner, take messages, transfer calls to voicemail, or forward calls to appropriate employees or departments. Leasing duties: follow up with, greet and qualify prospects; answer inquiries; record‑keeping; inspect units; demonstrate community and apartments/homes; take applications and security deposits; update availability reports; coordinate with property management teams; prepare lease packets; assist with renewals; and ensure lease documents are accurate. Administrative duties: collect/post rent and other fees; make deposits; complete appropriate paperwork and input on Yardi system in a timely manner; maintain files and correspondence; update prospect/resident notes; review files and verify information; follow up on make‑ready repairs; distribute notices; assist the management team with various tasks; schedule and conduct recertification interviews; verify HUD and Authority policies and procedures; input move‑in and move‑out dates into Yardi system; contact eligible waiting‑list applicants; monitor lease‑up rates; prepare HUD‑50058/HUD‑50059 forms accurately; and maintain delinquent rent rolls. Resident retention duties: receive telephone calls and in‑person visits; listen to resident requests, concerns, and comments; quickly complete maintenance work orders and follow up as necessary; answer questions and provide timely follow‑up about matters related to the community, repairs, rent, rules, etc.; schedule move‑in/move‑out inspections; maintain open communication with Property Manager and Maintenance Supervisor; contribute to cleanliness and curb appeal of the community; assist in planning and hosting resident functions; consistently implement corporate and community policies; review and discuss non‑compliant resident issues with Property Manager; and assist with the eviction process by issuing eviction notices and initiating proceedings. Leasing Specialist responsibilities: ensure privacy and maintain the security of confidential materials; adhere consistently to ethical and company standards regarding the responsible use, care, and safeguarding of company materials, supplies, resources, and other assets; undertake other work‑related duties as assigned, including cross‑functional coverage to balance workload. Neighborhood marketing duties: participate in outreach marketing activities to attract prospective residents; advise residents of referral concessions (where applicable); assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.; distribute newsletters, pamphlets, flyers; and conduct market surveys and competitive community analyses. Position Requirements Bachelor’s Degree in Business Administration, Social Sciences, or a related field, with two (2) to three (3) years of experience in housing management, legal proceedings, or closely related public contact roles, or an equivalent combination of education and experience sufficient to perform essential job functions. Two (2) years of experience in a previous relevant customer service field. Fair Housing Certification (preferred, not required). Knowledge of operating a complex telephone system, personal computer/keyboard, eFax, etc. Knowledge of Microsoft Office and property software such as Yardi Voyager. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages. Ability to resolve problems involving a few variables in standardized situations and support the community team. Strong oral and written communication skills. Positive attitude and the ability to maintain a professional demeanor under all circumstances. Participation in training to comply with new or existing laws and rules. Ability to work a flexible schedule, including evenings and possible weekends. Ability to understand and follow moderately complex written and oral instructions and communicate with people of diverse backgrounds and abilities. Professional appearance at all times in accordance with the employee handbook. Ability to diffuse and respond to customer concerns to prevent escalation. Successful completion of a drug test. Valid driver’s license and good driving record. Occasional driving/traveling (approximately 1%–33% of the time) to inspect rental units and visit the corporate office. In some cases, the Leasing Specialist may need to operate a property golf cart to show residences to prospective customers.
