Job Title: Janitorial Supervisor
Job Description

The Janitorial Supervisor coordinates, schedules, and oversees the daily activities of the building and facility cleaning staff. This role ensures that offices, hallways, stairs, and all assigned areas remain clean, safe, and orderly by directing staff and performing basic cleaning duties as needed. The supervisor may also oversee exterior grounds cleaning and basic maintenance to maintain a professional and well-kept environment inside and outside the facility.

Responsibilities

  • Supervise, schedule, and assign cleaning staff for daily interior cleaning of the building, including emptying waste receptacles, removing debris and trash, vacuuming and shampooing floors and carpets, dusting and cleaning furniture, cleaning and restocking restrooms, washing walls, polishing and mopping floors, cleaning up spills, placing mats and runners in inclement weather, and cleaning windows and window coverings in accordance with established procedures.
  • Assign tasks and inspect building areas to verify that work is completed properly and consistently, ensuring high standards of cleanliness are maintained throughout the facility.
  • Issue supplies and equipment to staff and conduct regular inventory of materials to ensure an adequate stock of cleaning products, tools, and equipment is always available.
  • Participate in or assist with screening and hiring job applicants, training new and experienced employees, conducting performance reviews, and making recommendations to management on promotions, transfers, or dismissals.
  • Prepare and present reports as required, including information on occupancy of rooms, hours worked, staff assignments, tasks and duties performed, and department expenses.
  • Supervise and assist with scheduling and performance of exterior building and premises cleaning, including snow removal and basic maintenance of exterior walls and windows, parking lots and structures, walkways and paths, gardens and lawns, pools and spas, curbs and gutters, and exterior hallways and stairwells.
  • Assign staff to assist with minor maintenance and repair work, such as painting, replacing light bulbs and fixtures both inside and outside, replacing windows, moving furniture and equipment, repairing doors and gates, performing minor landscaping and related upkeep, and completing simple plumbing and fixture repairs or replacements.
  • Supervise or perform additional duties as needed based on building, facility, and client requirements, including gardening and lawn care, cleaning and maintaining outdoor furnishings, assisting with inventory control and supply ordering, supporting snow removal efforts, and helping with tenant moves.
  • Respond promptly to spills and emergency situations and immediately notify management of the need for major or minor building and facility repairs, including issues such as lights that are out or broken, damaged equipment and fixtures, structural damage, ruptured pipes, plumbing problems, and heating, cooling, or ventilation concerns, as well as any other observable safety issues.
  • Ensure the safe and proper operation of cleaning equipment, snow removal equipment, tools, devices, and chemical cleaning agents, including mops, vacuums, electric polishing machines, power tools, and special cleaning solutions, and provide training so staff can perform duties efficiently without causing harm to floors, fixtures, individuals, or the environment.
  • Organize and maintain all Safety Data Sheets (SDS) for cleaning products, solvents, and materials as required, and ensure staff receive appropriate training and understand the Hazard Communication Program.
  • Ensure staff consistently use appropriate safety gear, such as eye protection, hearing protection, gloves, and aprons, while handling chemicals and equipment.
  • Oversee the proper disposal of cleaning agents and chemicals in an environmentally responsible manner, following SDS instructions and applicable regulations and guidelines from governing bodies.
Essential Skills
  • Demonstrated experience in cleaning, janitorial, or housekeeping operations, including hands-on floor care such as sweeping, buffing floors, and using scrubbers.
  • Proven lead or supervisory skills with the ability to direct and coordinate the work of a janitorial team.
  • Strong management skills, including scheduling, task assignment, and workload balancing.
  • Ability to follow and provide clear oral and written instructions to staff.
  • Ability to follow through on work orders and ensure tasks are completed accurately and on time.
  • Capability to coordinate and schedule others to perform assigned work effectively.

Additional Skills & Qualifications
  • Experience supervising janitorial, housekeeping, or facilities staff in a commercial, residential, or institutional setting.
  • Familiarity with operating a variety of cleaning equipment, including vacuums, electric polishing machines, floor scrubbers, and snow removal equipment.
  • Experience handling chemical and cleaning agents safely and in compliance with Safety Data Sheets (SDS).
  • Knowledge of Hazard Communication Program requirements and best practices for safety training.
  • Experience organizing and maintaining SDS documentation for cleaning products and materials.
  • Comfort working with basic tools for minor repairs, such as painting, light fixture replacement, minor plumbing fixes, and simple carpentry tasks.
  • Experience with inventory control, including tracking and ordering cleaning supplies and equipment.
  • Background in groundskeeping or basic landscaping, including gardening and lawn care, is beneficial.
  • Experience supporting tenant moves, furniture relocation, or space reconfiguration is an asset.
  • Ability to identify and escalate building maintenance and safety issues promptly and accurately.

Work Environment

This role is based in a building and facility setting that includes offices, hallways, stairwells, restrooms, and common areas, as well as exterior spaces such as parking lots, walkways, gardens, lawns, and exterior stairwells. You will work with a variety of cleaning tools and equipment, including mops, vacuums, floor scrubbers, electric polishing machines, power tools, and snow removal equipment, along with a range of cleaning agents and solutions. The position involves both indoor and outdoor work and may require adjusting to inclement weather conditions when placing mats or performing snow removal and exterior maintenance. You will use MS Word, Excel, and a Work Order System to document work, manage assignments, and track expenses. Safety is a core focus, and you will operate under established safety protocols, including the use of Safety Data Sheets (SDS), adherence to the Hazard Communication Program, and consistent use of appropriate personal protective equipment such as eye protection, hearing protection, gloves, and aprons. The work environment emphasizes cleanliness, orderliness, and safe practices throughout all areas of the facility.

This is a Contract to Hire position based out of Midland, TX.

Pay and Benefits

The pay range for this position is $17.00 - $19.00/hr.
