SUMMARY

Our client is seeking a detail-oriented, self-starting Commercial Loan Closing Specialist to support the closing of a small business commercial real estate and equipment loan portfolio. Some servicing and ongoing portfolio management may be required.

The Commercial Loan Closing Specialist will work with small business owners, Loan Officers, lending partners, legal counsel, and leadership to ensure loans are effectively closed, serviced, documented, and monitored. The ideal candidate is organized, analytical, and comfortable working with financial and legal documentation. Significant program-specific training will be provided.

ABOUT THE ROLE

Our client is a dynamic, self-sufficient nonprofit organization that helps small businesses access capital through commercial real estate and equipment lending. The organization administers the SBA 504 Loan Program and Ohio Regional 166 Loan Program in partnership with private lenders.

This hands-on role supports the full loan lifecycle, primarily through loan closings, but may include financial analysis, portfolio servicing, risk monitoring, loan modifications, and reporting. The role offers the opportunity to build expertise in commercial lending, loan servicing, financial analysis, and SBA lending.

WHAT YOU'LL DO

Loan Closing & Documentation – 80%

• Coordinate SBA 504 and Ohio 166 loan closings with borrowers, lending partners, Loan Officers, and legal counsel.
• Collect and review required borrower and lending partner documentation.
• Analyze financial statements and prepare closing and legal documents.
• Meet with borrowers to explain loan documents and obtain signatures.
• Prepare collateral release documentation for paid-in-full loans.

Portfolio & Loan Servicing - 10%

• Complete annual loan risk ratings.
• Coordinate servicing actions and prepare supporting financial analyses and memoranda.
• Prepare documents to amend existing loan requirements.
• Develop recommendations regarding liquidation of SBA 504 loans when necessary.

Reporting & Process Improvement – 10%

• Develop portfolio reports and analysis.
• Identify and implement opportunities to improve efficiency, accuracy, and documentation.

WHO YOU ARE

You are a detail-oriented, organized professional with experience in commercial loan closing, portfolio management, loan servicing, or commercial lending. You are comfortable working within strict regulatory and program requirements and take pride in accuracy, consistency, and follow-through.

You work well independently, manage detailed documentation and deadlines, and know how to ask questions when something doesn't look right. You are customer-focused and professional in your communication with small business owners, lending partners, attorneys, colleagues, and leadership.

You are a self-starter who learns quickly, takes ownership of your work, and looks for opportunities to improve processes while maintaining compliance and attention to detail.

WHAT WE'RE LOOKING FOR

• Experience in commercial loan closing, lending, portfolio management, loan servicing, or a related financial services role.
• Strong attention to detail and ability to follow established regulations, policies, and procedures.
• Ability to work independently, prioritize responsibilities, and manage multiple deadlines.
• Strong written and verbal communication skills, including professional customer service by email and phone.
• Experience working with detailed financial, legal, and loan documentation.
• Strong organizational skills and accurate recordkeeping.
• Prior SBA experience is a plus.
• Proficiency with Microsoft Office Suite and Adobe software.
• Financial underwriting or financial analysis experience is a plus.
• Registered Public Notary is a plus.
• Demonstrated ability to learn new processes, systems, and regulations quickly.
• Valid driver's license and ability to travel as needed.

Training will be provided in SBA Standard Operating Procedures and loan closing procedures, with additional financial analysis training available as needed.
