Hybrid Schedule: This role follows a hybrid schedule with both on‑site and remote work. On‑site days are required, based on department needs, to support collaboration and business operations. Remote work flexibility is available on other days as determined by the department. Salary: The hiring salary for the Business Property Manager I starts at $95,109 to $109,375. The full pay range for the Business Property Manager I is $73,160 to $117,057. About the Job: The Terminal Business Development department is seeking a Business Property Manager I to join their dynamic team. This role sits at the crossroads of commerce and customer experience, supporting the airport’s non‑airline revenue program. The selected candidate will manage a portfolio of diverse leases and initiatives, including food and beverage, convenience and specialty retail, passenger services, and property agreements. Strong communication, collaboration, and the ability to build and maintain positive working relationships with a wide range of stakeholders will be instrumental for the Business Property Manager I success. Every traveler remembers their experience going through an airport, and what they encounter is the result of thoughtful coordination behind the scenes to better serve millions of SAN travelers and you will play an important role in that experience. What You'll Do: Partnership Agreements: Administer and support leases, permits, easements, licenses, and operating agreements for non‑airline revenue tenants. Assist with Request for Proposal (RFP) processes by preparing materials and providing input as needed. Maintain accurate business partner account records and support contract compliance monitoring. Participate in stakeholder meetings and assist in addressing routine business matters and tenant inquiries. Business Operations & Performance: Collaborate with internal teams and stakeholders to review sales and operational data. Support implementation of initiatives related to concessions, marketing, and customer programs. Track and document operational issues, assisting with follow‑up actions and resolution. Provide general support in identifying opportunities to enhance operations and tenant performance. Tenant and Facilities Coordination: Support coordination of tenant improvement projects, including tracking progress and assisting with communication between tenants and internal teams. Conduct routine site visits to observe operations and support compliance with lease requirements. Assist in reviewing plans and coordinating follow‑ups to help ensure projects meet operational needs and timelines. Programs & Customer Experience: Support administration of Quality Assurance Program (QAP) reviews by assisting with documentation and follow‑up. Help monitor service standards and report observations related to the passenger experience. Assist with passenger‑facing programs such as promotions and engagement initiatives, as well as coordination efforts related to continuity of operations planning and other duties as assigned. The Skills You Need: Project Management: Autonomously manage projects by evaluating priorities, developing action plans, demonstrating consistent follow‑up, and completing projects and assignments while pivoting as necessary to prioritize in accordance with Authority goals. Multi‑task and effectively manage multiple tenants and projects simultaneously. Relationship & Interpersonal Skills: Cultivate interpersonal rapport and trust, both up and down, by exhibiting consistency and reliability. Build and maintain collaborative working relationships with stakeholders, identify and communicate information, ideas and problems, advocate for tenants while maintaining accountability to the Authority. Anticipate customer needs and propose solutions proactively. Communication: Proficiently and tactfully exchange information verbally and in writing, facilitate, persuade and prepare, and deliver presentations for a variety of mediums such as lease correspondence, procurement scopes of work, concessions, promotional materials. Communicate to gain support for ideas, proposals, projects, and solutions; articulate clear rationale in discussions of the benefits and drawbacks of various options, while remaining assertive and flexible. Problem‑Solving / Agility: Identify significance of problems, demonstrate willingness to act in situations requiring immediate solutions for passengers, tenants, or the Airport. Seek Board approval under supervision for leases, amendments, procurements or similar; draft Board Reports, ordinance language, PowerPoint presentations, and ensure timely internal approvals. Integrity: Assess and handle sensitivity regarding conflicts and demands inherent with the Authority as a political and business entity, accountable to the public. Leveraging Technology: Effectively use and generate information electronically, integrating technology solutions and systems. The Experience You Need: Graduation from a four‑year college or university with major in business administration, public administration, finance, marketing, or another related field of study. Three years of progressively responsible property management experience, at least two years of which involve retail or food & beverage management, commercial or industrial property management, and/or real estate development, preferably in an airport. Equivalent combination of training and experience. Licenses, Certificates, and Special Requirements: Successful completion of a fingerprint‑based background investigation, training, and testing required for employment and operation of Authority and San Diego County physical security, surveillance, radio and telecommunications equipment. Preferred Licenses, Certificates, and Special Requirements: Project Management Professional Certification (PMP) American Association of Airport Executives (AAAE, CM) Airport Council International (USAP) Driving Is an Essential Function: This role requires regular driving as a critical part of performing work‑related duties, specifically involving the operation of Airport Authority vehicles. A valid California driver’s license is required, along with strict adherence to all traffic laws and safety regulations. Applicants must maintain an acceptable driving record to operate Authority vehicles and comply with vehicle use policies, including safety protocols and reporting requirements.
