Maintenance Technician

Description
Job Overview: The Maintenance Technician is responsible for ensuring the structural integrity of the community, including plumbing, heating and cooling systems, and appliances. Deals with requests in a timely manner to ensure customer satisfaction. This is a regular exempt position that reports to the General Manager. The schedule for this position is 40 hours per week with some weekend and holiday hours.Compensation: $35-36.75/hr FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future. Your Responsibilities:
- Perform minor and major repair of common area buildings and equipment as needed, document for follow through with appropriate work order system
- Perform various preventative maintenance functions with appropriate work order system
- Ensure all safety precautions are followed while performing work
- Conduct minor repairs on lighting systems
- Conduct minor repairs on Plumbing systems
- Conduct minor repairs on Electrical systems
- Paint exterior and interior walls, structures, fencing, etc., as needed and document through appropriate work order process
- Complete regular community inspections and prepare status reports
- Check fire escapes routes, review all fire doors for proper function and burned out lights
- Frequent contact with others in the performance of daily duties including management, commercial and residential tenants and owners, vendors and others
- Be courteous and pleasant to residents at all times, speak with confidence about the boundaries of your role
- Take initiative to act with minimal supervision
- Recognize and address problems quickly and decisively
- Promptly respond to emergencies; coordinate with other responders to ensure the safety of the community
- Ensure that supplies/tools are attended at all times
- Store tools/cart out of site
- Regularly inspect property for, and replace,
- Move and arrange furniture and equipment, and setup rooms, for meetings or projects as needed
- Clean boiler rooms, electrical rooms, gas rooms, lighting fixtures, exit signs, baseboards and molding
- Emergency On-Call requirement as needed
- Work weekends as business needs require.
- Ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions
- Ability to learn software programs for Repair and Preventative Maintenance Service Requests
- Knowledge of basic principles of plumbing, wood finishing, painting, electrical and carpentry
- Ability to operate a variety of hand and power tools, including saws, drills, floor buffer, vacuum, carpet cleaner, power washer and other tools used in building and grounds maintenance
- Knowledge of methods, materials and equipment regularly used in maintenance and repair work
- Valid California Driver's License and proof of insurance
- May be required to use personal vehicle in the performance of job duties
- Occasional overtime is required
- Consistent and regular attendance is required
- Two years of experience in building maintenance, and repair work or equivalent
- Proficient in speaking, reading and writing English, as this position requires interfacing verbally with the public, tenants, vendors and supervisors
- Ability to prepare written reports and complete log sheets
- Bilingual Spanish is helpful
- Must be able to lift 50 lbs. or more
- Must be able to drive
- Some local travel by personal vehicle is required
- Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as solvents and grease, machinery and their moving parts and dust.
- Work duties require the ability to stand and walk on hard surfaces for frequent and prolonged periods of time, and regularly require lifting, bending, stooping, reaching, climbing, push/pull and related physical activities
