About the OpportunityA top-producing real estate team at Compass is seeking a driven, highly accountable Director of Rentals to lead, grow, and professionalize its rental division.
This is a hands-on leadership role for an experienced New York City rental professional who understands both the production side of the business and the operational discipline required to build a high-performing team. The Director of Rentals will oversee rental agents, drive new business development, improve systems and conversion, recruit and onboard talent, and ensure that every client and lead receives exceptional service.
The ideal candidate is a proven rental producer who has successfully led agents, won exclusive listings, and built repeatable leasing processes. This person is highly responsive, data-driven, comfortable holding others accountable, and motivated by the opportunity to grow a department rather than simply manage its existing activity.

Role and ResponsibilitiesRental Department Leadership- Serve as the primary point of accountability for the rental division, including its agents, performance, systems, and key metrics.
- Lead and grow the rental business with the goal of increasing transaction volume, revenue, exclusive listings, and market share.
- Manage, coach, and hold rental agents accountable for lead response, follow-up, appointments, listings, offers, and closed transactions.
- Establish clear goals and performance expectations for the department.
- Conduct regular team meetings, training sessions, and individual performance reviews.
- Partner closely with the team’s leadership on rental strategy, staffing, and growth initiatives.
- Build relationships with landlords, property managers, developers, investors, and other potential referral partners.
- Identify and pursue exclusive rental listing opportunities, with a particular focus on larger residential buildings and portfolios.
- Participate in listing presentations, landlord consultations, and business-development meetings.
- Create and manage prospecting initiatives designed to generate new landlord, investor, and rental opportunities.
- Maintain an active personal presence in the market and support agents in converting new business.
- Ensure that all rental inquiries receive prompt, professional, and consistent follow-up.
- Monitor the department’s lead funnel, including calls, connections, consultations, appointments, listings, offers, and closed transactions.
- Review lead quality, agent activity, response times, and conversion rates.
- Develop scripts, follow-up standards, and accountability systems that increase conversion.
- Step into active transactions or client situations when leadership support is required.
- Recruit, interview, hire, and onboard new rental and hybrid agents.
- Develop onboarding programs, scripts, training materials, and performance standards.
- Coach agents on prospecting, client consultations, property tours, negotiation, follow-up, and closing.
- Create a culture of urgency, professionalism, teamwork, personal accountability, and continuous improvement.
- Identify performance gaps and implement structured coaching or corrective plans when necessary.
- Develop, document, and continuously improve rental department policies, procedures, scripts, and standard operating procedures.
- Use data and reporting to evaluate departmental performance and guide decision-making.
- Maintain accurate records within the team’s CRM and project-management systems.
- Implement new tools, technology, and workflows that improve efficiency and the client experience.
- Work with leadership to introduce meaningful departmental initiatives throughout the year.
- Stay current on New York City rental regulations and industry practices, including the FARE Act, good-faith deposit requirements, and other relevant compliance matters.
- Ensure that renters, landlords, and referral partners receive timely, knowledgeable, and professional service.
- Create a consistent client experience across all rental transactions.
- Communicate proactively with clients, agents, attorneys, property managers, and other transaction stakeholders.
- Address escalated client concerns and resolve issues with urgency, discretion, and sound judgment.
- Build systems that support repeat business, referrals, and long-term client relationships.
- At least two years of experience in a real estate leadership, management, or team-lead capacity.
- Significant personal production experience in the New York City rental market.
- Demonstrated ability to win exclusive rental listings and develop landlord or property-management relationships.
- Experience recruiting, onboarding, training, and managing real estate agents.
- Experience creating or managing leasing procedures, scripts, training programs, and performance standards.
- Strong understanding of rental lead generation, conversion funnels, KPIs, and agent accountability.
- Working knowledge of New York City rental laws, regulations, and current industry practices.
- High level of proficiency with CRMs, project-management tools, Google Workspace, and Excel or Google Sheets.
- Active New York State real estate license.
- Excellent verbal and written communication skills.
- Strong organizational, time-management, and prioritization abilities.
- Ability to work independently while collaborating closely with team leadership.
- Availability to attend in-person meetings, listing presentations, agent training, and client appointments as needed.
- Operates with urgency and ensures that leads receive timely, consistent follow-up.
- Takes ownership of results rather than waiting to be directed.
- Is highly detail-oriented and does not allow tasks or opportunities to fall through the cracks.
- Has strong emotional intelligence and communicates proactively with agents, clients, attorneys, landlords, and colleagues.
- Thinks in terms of scalable systems and long-term solutions rather than temporary fixes.
- Is comfortable analyzing data, tracking performance, and holding others accountable.
- Responds well to feedback and is committed to continued professional development.
- Can multitask, reprioritize quickly, and remain composed in a fast-moving environment.
- Enjoys coaching others while remaining willing to participate directly in production and business development.
- Brings a team-first attitude and consistently represents the organization with professionalism.
- An established network of New York City landlords, property managers, developers, or investors.
- Existing relationships with rental agents who may be open to joining a growing team.
- Experience with HubSpot, Asana, Slack, or comparable platforms.
- Knowledge of digital advertising, social media marketing, and online lead-generation campaigns.
- Exposure to real estate coaching or professional-development programs such as Tom Ferry, Brian Buffini, Ninja Selling, or similar methodologies.
- Base salary of approximately $65,000–$75,000 , depending on experience.
- Performance-based bonus structure with uncapped earning potential.
- Anticipated total annual compensation of approximately $90,000–$120,000+ , based on department and individual performance.
- Primarily remote, with a regular in-office day in Manhattan and additional in-person availability required for client meetings, listing presentations, agent training, and other business needs.
