PORTER/GROUNDSKEEPER

Required Skills & Experience: Physical strength to lift cleaning materials and heavy equipment, physical stamina for being on their feet all day, and mechanical skills for handling routine repairs. Interpersonal skills are necessary for interacting with shareholders/residents, contractors/vendors and management staff.

Computer skills and/or tech savvy is required for communication and documentation.

Job Description: The primary responsibilities of the PORTER/GROUNDSKEEPER involve the upkeep of the property in order to enhance attractiveness and maintain its curb appeal. The Porter will also assist staff as directed, in their efforts to manage the property in an efficient manner.

Duties and Responsibilities:

• Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, Preventive Maintenance/Safety etc.

• Maintains awareness of proper safety precautions at all times.

• Constantly observes the condition of the property, and immediately report(s) and/or initiate(s) action(s) to correct condition(s).

• Physically walk the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds.

• Sweep and mop hallways, vacuum carpets, clean bathrooms, management office, pool area, laundry room, pathways, stairways, breezeways, dumpster areas, recreation areas, grounds, adjacent to the road.

• Operates manual and power tools, automated equipment such as floor polishers, etc.
