Salary Range

The hire wage is $23.22, this is a union position.

Job Function

The Custodian works as part of the facility operations team to maintain residential housing for the public housing and affordable housing programs at the Omaha Housing Authority. This position is responsible for maintaining the cleanliness of buildings, including common areas of the buildings, workshops, storage areas and offices. This position also performs cleaning duties in the preparation of vacant units for rental and moving/hauling services as directed.

Essential Functions

• Complete custodial duties according to assigned work orders.
• Clean and maintain common areas, workshops, storage areas and offices, clean such areas as; community rooms, hallways, laundry rooms, lobbies, stairways, bathrooms and elevators. Organize the workshop and storage areas, keeping them clean and free of clutter.
• Empty and clean trash receptacles and haul trash as needed to dispose of properly. Pick up trash and debris in common areas.
• Regular cleaning duties for common areas include disinfecting high touch surfaces, cleaning glass surfaces, cleaning and sanitizing bathroom and kitchen surfaces and maintaining floors (including using a floor buffer, mop, vacuum and steam cleaner for all carpeted areas).
• Restock bathroom, breakroom, and kitchen supplies.
• Complete deep cleaning tasks according to weekly, monthly or quarterly schedules. Tasks may include, but are not limited to: cleaning ceilings, walls, baseboards or other hard to reach surfaces; clean light fixtures and covers; power washing patios, stairs or outdoor areas; cleaning appliances, cabinets and shelving; steam cleaning carpets or rugs; wax floors; etc.
• Report potential maintenance problems, including any safety hazards to the appropriate person.
• Ensure grounds areas are clean and free of debris. Sweep and remove trash from grounds, walkways, parking lots and play areas. Pick up trash on grounds, including animal waste. Assist with removing ice & snow from walkways and applying sand and/or chemical removers.
• Remove trash and other items from vacant units to prepare the unit for maintenance and painting.
• Clean vacant units in preparation for leasing.
• Mixes cleaning solutions and chemicals in containers in preparation for cleaning, according to instructions. Follows procedures for the use of chemical cleaners and power machinery to prevent damage to floors and fixtures.
• Manages an inventory of cleaning supplies.
• Ensure the property is maintained in accordance with OHA/HUD standards.
• Daily contact with residents and visitors. Frequent contact with all other facility operations personnel.
• Maintain vehicle log when an OHA vehicle is used and follow all vehicle related policies.
• Additional Responsibilities
• May assist with special projects as requested by supervisor.
• May deliver supplies or assist with removing items from vacant units as requested by supervisor.
• Other duties as assigned.

Qualifications

• High school graduate (or equivalent).
• Ability to understand oral and written work assignments. Ability to complete assignments with minimal supervision.
• Basic knowledge of computers and smart phones required, including the ability to complete work orders using the mobile maintenance system.
• Must be able to communicate effectively and be tactful in responding to residents.
• Must possess and maintain a valid motor vehicle license and a good driving record. Must be insurable under the OHA auto insurance plan.
• Ability to establish and maintain effective working relationships with co-workers, consultants, contractors, HUD, local, state, federal officials; ability to communicate with people from a broad range of socio-economic backgrounds.

Working Conditions

Occasional exposure to weather conditions, (heat, cold, rain, snow) when working on the OHA property grounds.

Abilities

Requires ability to withstand regular physical activity including bending, twisting, climbing, standing, and pushing and pulling for extended periods of time. However, position allows incumbent to organize work tasks and flexibility in rotating tasks requiring physical demands. The employee routinely works from an upright standing position. The employee must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 100 pounds, and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

The noise level in the work environment is usually moderate.

Equipment Operation

Ability to accomplish the described duties through use of appropriate equipment and hand tools and specialized equipment including, but not limited to: ladders, and floor cleaner and buffers.
