Operational Ownership Lead (Dev Mgr/Owner Reps)

Operational Integrity Lead Location: Irvine, CA or San Diego, CA. The Operational Integrity Lead ensures projects are set up correctly from the start and remain aligned through design, permitting, capital close, and construction operations. Responsibilities Consultant Procurement Support Support procurement, contracting, and coordination of design and consultant services. Lead consultant onboarding to establish scope clarity, financial control, deliverable expectations, and coordination standards. Review and validate consultant billings for alignment with progress and scope. Internal Stakeholder Alignment Coordinate weekly design agendas and track progress toward milestone commitments. Facilitate external stakeholder and consultant coordination meetings. Support alignment with planning, building systems, engineering and architectural expression with operational and financial goals. Coordinate interior and exterior material selection process. Ensure timely completion of branding and FFE meetings, leading to selections that align with rent comps from Pre‑Investment Committee. Drawing Phasing & Development Milestones Maintain and manage the Integrated Project Schedule across development, design, JPI DfX, preconstruction. Track progress over milestone gates and mitigate risks before construction release. Create dashboards for deliverable status and report to internal and external teams. Attend Weekly Design Meetings and Owner Support meetings. Lead cross‑functional design coordination; perform technical and commercial validation of PCCO’s. Support project‑based design changes, budget alignment, and deviations from design documentation. Serve as owner’s representative for construction and operations during active build. Support implementation of policies for address registration and final drawing coordination with external jurisdictions. Attend Weekly OAC Meetings. AI and Automation Use approved enterprise AI tools to draft, summarize, analyze, and accelerate everyday work. Apply judgment to review AI‑generated outputs for accuracy and tone. Follow company data handling, confidentiality, and acceptable‑use policies. Participate in AI training and adoption campaigns. Other duties as assigned. Qualifications Bachelor’s or master’s degree. 4–6 years of experience, including at least 2 of: development, design management, and construction (preferably in multifamily). Proficiency with Excel, Bluebeam, and Procore. Deep knowledge of project phasing, execution risks, and owner‑driven design changes. Proven ability to manage multiple teams and projects while ensuring quality and consistency. Experience developing scalable tools and processes for design validation and documentation workflows. Representative and advocate of JPI’s culture and guiding principles. Availability for a 5‑day Monday‑Friday in‑office schedule with occasional site visits.
