VP, Asset Management
$171.01k - $206.8kEquitable Facilities Fund (EFF)
Vice President, Asset Management
The Vice President, Asset Management is a pivotal leadership role at Equitable Facilities Fund (EFF), advancing our mission to ensure that every high-impact charter school serving historically marginalized communities has a clear pathway to affordable, sustainable financing. Reporting to the Principal, Asset Management, the Vice President will serve as a senior steward of EFF's lending portfolio — bringing rigor, strategic insight, and deep sector expertise to all dimensions of portfolio and loan monitoring. The Vice President will own the full lifecycle of portfolio oversight: tracking school performance, monitoring covenant compliance, and producing high-quality internal and external reporting materials. They will serve as EFF's lead relationship manager with rating agencies and will play a central role in maintaining EFF's portfolio report to the bond market — translating complex data into compelling, investor-ready narratives. Beyond core portfolio responsibilities, the Vice President will contribute to high-priority special projects and serve as a thought leader across all aspects of charter school lending and investing. This is a role for a leader who thrives at the intersection of financial rigor and mission impact — someone with the technical depth to manage a complex portfolio and the judgment to navigate mission-driven capital deployment.
Equitable Facilities Fund (EFF) is a nonprofit social impact fund on a nationwide mission to help high-performing public charter schools spend more on students and less on borrowing costs for their facilities. We offer school leaders simple and much-needed access to low-cost loans combined with support from an expert team that has walked in their shoes.
To date, EFF has invested over $2 billion in over 120 schools serving over 140,000 students across 24 states and Washington, D.C. Equity is at the core of our mission, and we seek to create opportunity for students and communities that have traditionally been denied access to high-quality educational opportunities. In 2023, EFF launched Fund II through which we will commit an additional $1 billion, leading to $3 billion in investments by 2028.
Essential Duties and Responsibilities:
- Oversee EFF's annual and ongoing portfolio review process, ensuring comprehensive monitoring of financial performance, enrollment trends, and academic outcomes.
- Develop and maintain risk monitoring frameworks, early warning indicators, portfolio health metrics, and reporting dashboards to identify emerging borrower risks before they become material issues.
- Lead the assessment, remediation, and resolution of covenant breaches, financial distress, operational challenges, and other borrower performance concerns.
- Ensure timely escalation of material portfolio risks to the Principal, Asset Management and Senior Leadership Team.
- Direct all aspects of borrower covenant monitoring and compliance management across the portfolio.
- Enhance established processes and controls to ensure accurate tracking, reporting, and documentation of covenant compliance, reporting obligations, and legal requirements.
- Communicate with school leaders and governing boards on corrective action plans, compliance remediation strategies, and operational improvements necessary to maintain compliance with loan agreements.
- Coordinate with internal and external legal counsel, consultants, auditors, and advisors on compliance matters, risk mitigation strategies, and borrower interventions.
- Ensure compliance with all bond disclosure, reporting, and investor-related obligations, including EMMA filings, continuing disclosures, and portfolio reporting requirements.
- Lead the modernization and continuous improvement of EFF's asset management infrastructure, processes, and technology platforms.
- Identify opportunities to leverage automation, artificial intelligence, data analytics, workflow tools, and portfolio management systems to improve efficiency, accuracy, scalability, and decision-making.
- Partner with technology, operations, and data teams to develop dashboards, portfolio monitoring tools, automated compliance tracking systems, and predictive risk management capabilities.
- Champion a culture of innovation and operational excellence that leverages technology to improve borrower outcomes and organizational effectiveness.
- Serve as EFF's primary relationship manager with rating agencies.
- Lead preparation of portfolio performance materials, investor presentations, rating agency submissions, and credit-related communications.
- Develop strategies to strengthen EFF's credit profile, improve portfolio performance metrics, and support favorable rating agency outcomes.
- Represent EFF in external meetings, conferences, investor discussions, and industry forums as a senior leader and subject matter expert.
- Lead multiple concurrent initiatives, ensuring projects are delivered on time, within scope, and aligned with organizational objectives.
- Coordinate cross-functional teams and external partners to execute portfolio initiatives, technology improvements, compliance projects, strategic analyses, and borrower support efforts.
- Develop project plans, timelines, milestones, resource allocations, and success metrics for major initiatives.
- Drive accountability and effective execution across stakeholders while maintaining strong attention to detail and operational rigor.
Qualifications
- 15+ years of overall professional experience
- 5+ years of experience in senior charter school lending, credit, asset management, portfolio management roles or a related field.
- Bachelor's degree in Business Administration, Finance, or a related field (Master's preferred).

- In-depth experience with conducting complex credit analyses and the dynamic factors that impact school borrowers' performance.
- Knowledge and understanding of the various structures and covenants found in charter school transactions.
- Ability to identify portfolio risks, monitor trends, and communicate clear recommendations to internal and external stakeholders.
- Strong project management skills, with the ability to manage multiple priorities, deadlines, and relationships across a portfolio.

- High attention to detail and sound judgment, especially when reviewing compliance, reporting, covenant, or performance-related materials.
- Outstanding relationship management skills with an ability to clearly explain and answer questions about product-related details.
- Customer service orientation and ability to collaborate across functional areas, in particular with outreach, underwriting, and loan operations teams.
