IL Licensed Community Association Manager

REIS Property Management is a growing community association management company serving condominium and homeowners associations throughout the Chicagoland Area. We are seeking an experienced, organized, and relationship-focused Licensed Community Association Manager to join our team. This position offers the opportunity to manage a portfolio of communities while working directly with Boards of Directors, homeowners, vendors, attorneys, and industry professionals. The ideal candidate is proactive, service-minded, and confident managing multiple priorities in a fast-paced environment. Position Overview The Community Association Manager is responsible for the overall management and administration of a portfolio of condominium and homeowners associations. Success in this role requires excellent communication, strong organization, sound judgment, and a commitment to responsive, professional service. Key Responsibilities Community & Board Management Serve as the primary liaison among Boards, homeowners, vendors, attorneys, and contractors. Manage each association in accordance with its governing documents, management agreement, and applicable Illinois law. Attend and facilitate Board meetings, annual meetings, and occasional community events. Prepare agendas, Board packets, management reports, meeting materials, and follow-up action items. Advise Boards on best practices, policy implementation, reserve planning, and long-term community goals. Property Operations Conduct routine compliance walkthroughs. Coordinate maintenance, repairs, preventive maintenance, and capital improvement projects. Obtain and compare vendor proposals, assist with contract negotiations, and monitor contractor performance. Coordinate emergency response and communicate timely updates to the Board and residents. Help maintain community appearance through proactive inspections and follow-up. Financial Oversight Review monthly financial statements in coordination with the accounting team. Assist Boards with annual budget preparation, reserve planning, and financial decision-making. Review invoices, contracts, and proposals for accuracy and approval. Monitor delinquency reports and support collection activity in accordance with Board policy. Administration & Customer Service Prepare disclosures, meeting notices, election materials, and homeowner communications. Maintain accurate homeowner, vendor, insurance, legal, and association records in the management system. Coordinate architectural review applications and approvals. Respond promptly and professionally to homeowner and Board inquiries. Build positive relationships and resolve issues through clear communication and proactive management. Qualifications Active Illinois Community Association Manager (CAM) license Minimum 2-3 years of portfolio community association management experience preferred Strong knowledge of condominium and HOA governing documents Excellent written and verbal communication skills Ability to manage multiple communities and competing priorities Valid Illinois driver's license, reliable transportation, and proof of insurance Familiarity with the Illinois Condominium Property Act and Common Interest Community Association Act Strong organizational, time-management, and problem-solving abilities Proficiency with Microsoft Office; Enumerate or similar software experience preferred What We Offer Competitive Pay- $65,000-$75,000 annually Health Insurance- Employer-sponsored coverage Paid Time Off- Vacation, holidays, and PTO License Support- Continuing education and CAM renewal assistance Mileage Reimbursement- Association-related travel Professional Growth- Development and advancement opportunities Technology- Company-issued tools and technology Team Environment- Supportive and collaborative culture Career Opportunity- Growth within an expanding company Why REIS Community Association Management?
