United Group provides a place to call home and a space where businesses thrive in all the communities we join.We have an immediate need for a Maintenance Technician to join the team at Parkstead Watertown at City Center, one of United Group's professionally managed multi-family apartment communities located in Watertown, NY.Maintenance + Technical DutiesCompletes maintenance work orders – as assignedPerforms necessary maintenance relating to both the exterior and interiors of all buildings of the property assignedMaintains inventory of equipment, tools, supplies, and work materialsMaintains a working knowledge of all utility sources and supply linesGeneral maintenance experience includes painting, drywall, plumbing, electrical, mowing, plowing, etc.Performs all phases of snow removal from all needed areas and maintains all appropriate equipmentPaints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovationCleans all common areas and responsible for trash removalPlanning + Oversight + CommunicationAssesses and prioritizes all work to be performed on assigned siteCompletes daily work schedules for routine maintenance dutiesNotifies Maintenance Supervisor and Property Manager of all problems and potential issues of concernEnsures quality of work duties performedHandles emergency situations that may arise; and communicates all details of the incident to the Property ManagerSpecial projects and other responsibilities may be determined Interpersonal + Safety Responsibilities Will be available for on-call as necessaryMaintains a professional and courteous manner with all residents, vendors, contractors, and fellow employeesActively participates and follows the safety and health programs Driving Requirements A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role Physical Expectations + Work Environment Must be able to stand/walk for 8 to 10 hours.Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.Ability to work indoors and outdoors during various weather conditions.Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.Reasonable accommodations may be made to enable individuals to perform essential functions Job Overview + Requirements Job Type: Maintenance Technician; $20 per hour plus Bonus Program Work Hours: Full Time; Monday – Friday, 8:00am – 4:30pm. Evening and weekend hours required as needed for emergency maintenance needs. Physical Requirements : standing, kneeling, lifting, carrying, painting. Required Education : High School Diploma; applicable Work History. Required Experience : 1+ years of experience in residential property maintenance is preferred. Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems.
