Our portfolio spans a broad range of property types and investment strategies. We take a hands-on approach to each asset, from acquisition and leasing through day-to-day operations, capital improvements, and long-term development.

About The Role

The Property Manager will oversee the day-to-day operations of Prooost's real estate portfolio, serving as a primary point of contact for tenants, vendors, contractors, and internal team members.

This position is best suited for someone who enjoys being both in the office and in the field. Responsibilities include property inspections, tenant communication, maintenance coordination, vendor oversight, lease administration, and support for property improvement projects.

With a varied portfolio, priorities may look different from week to week. The goal remains the same: protect our properties, support our tenants, resolve issues promptly, and keep operations and projects moving forward.

Compensation: $70,000–$80,000 base salary plus a competitive performance bonus.

Location: Winter Garden, Florida

Schedule: Full-time, Monday–Friday, 9:00 a.m.–5:00 p.m., with occasional after-hours availability for urgent property matters.

Key Responsibilities

• Oversee the daily operations of assigned properties.
• Serve as a primary point of contact for tenants and respond promptly to questions, maintenance requests, and property concerns.
• Conduct regular property inspections and identify maintenance, safety, appearance, and compliance issues.
• Coordinate repairs, preventative maintenance, inspections, and property improvement projects.
• Manage vendors and contractors, including obtaining proposals, scheduling work, monitoring progress, and inspecting completed work.
• Track lease requirements, renewals, insurance certificates, tenant responsibilities, and other important deadlines.
• Assist with tenant move-ins, move-outs, notices, rent collection follow-up, and lease enforcement.
• Review property expenses and invoices for accuracy before approval.
• Coordinate required fire, elevator, backflow, alarm, pest control, and other inspections and recurring property services.
• Maintain organized records of property conditions, open work orders, vendor activity, and completed projects.
• Provide clear updates to leadership regarding property issues, project progress, costs, and recommended next steps.
• Assist with property acquisitions, renovations, capital improvements, and post-closing transitions as needed.

What We're Looking For

• Experience: Minimum of three years of experience in property management, facilities management, commercial real estate operations, or a related field.
• Skills: Strong organization, communication, vendor management, problem-solving, and follow-through.
• Mindset: Hands-on, dependable, and proactive. Comfortable taking ownership of issues and following them through completion.
• Work Style: Able to manage multiple properties, tenants, vendors, and projects without losing track of deadlines or details.
• Technology: Proficient with Microsoft Office. Experience with Property Meld, AppFolio, or similar property management systems is preferred. xhyhwjd

Requirements

• Prior property management or related real estate operations experience
• Working knowledge of leases, tenant relations, maintenance coordination, and vendor management
• Valid Florida driver's license and reliable transportation
• Ability to travel regularly between properties throughout Central Florida
• Ability to respond professionally and calmly to urgent property matters
• Strong written and verbal communication skills
• High school diploma or equivalent

Preferred Qualifications

• Commercial or mixed-use property management experience
• Experience managing renovations, tenant improvements, or capital projects
• Familiarity with Central Florida vendors and municipalities
• Bachelor's degree in Real Estate, Business, Construction Management, or a related field
• Florida real estate license, CAM, ARM, CPM, or similar certification
