About the Position Schedule: Monday-Friday 8am-5pm Pay Details: $28-30hr Location: Multi-site position Essential Duties and Responsibilities Team Leadership: Provide direction and support to on‑site maintenance technicians, ensuring work is completed efficiently and in accordance with company standards. Maintenance Operations: Receive, prioritize, and complete maintenance requests for apartment units, common areas, and building exteriors. Property Inspections: Conduct daily property walks with maintenance technicians to identify repair needs, safety concerns, and opportunities for improvement. Work Order Management: Enter, review, and schedule work orders to ensure timely and accurate completion of tasks. Repairs and Upkeep: Perform or oversee a variety of repairs, including interior and exterior painting, drywall, electrical, minor appliance and plumbing repairs, furniture moving, and pest control assistance. Unit Turnovers: Collaborate with the Community Manager to ensure all vacant units are prepared and ready for occupancy within established timelines (typically 14 days). Preventive Maintenance: Develop and implement preventive maintenance programs for equipment, systems, and building infrastructure to minimize downtime and extend asset life. System Oversight: Understand and monitor the operation of fire control, water, and other building systems, ensuring proper functionality and compliance with safety standards. Grounds and Janitorial Care: Maintain the cleanliness and curb appeal of the property through regular groundskeeping and interior/exterior janitorial duties. Procurement: Purchase supplies, equipment, and contracted services as needed to support routine maintenance activities and ensure cost‑effective operations. Qualifications 5 years experience as a maintenance supervisor. High energy team player that is a self‑starter who can work proactively with limited supervision. Valid driver’s license and insurance. On‑call flexibility. Successful completion of background check. Must be legally qualified to work in the U.S. meeting I‑9 guidelines.
