Position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue and resident retention goals by performing all activities related to leasing, providing resident satisfaction throughout the lease term and securing lease renewals.

Essential Responsibilities Perform all sales and leasing activities to meet revenue and occupancy goals: greet and qualify prospects, conduct community tours and apartment showings, process applications, conduct credit screenings and criminal background checks, prepare the lease and move‑in package, and ensure a smooth resident move‑in and lease signing. Inspect apartments prior to move‑in, verify move‑in‑ready condition, and schedule any outstanding work with maintenance. Stay informed about market and competitor conditions impacting occupancy and sales, develop and implement short‑ and long‑term marketing plans, and follow company policies on concessions, specials and programs. Design and execute marketing activities to generate traffic: implement resident referral and employer outreach programs, use internet marketing tools (Craigslist, Facebook, e‑mail and other platforms) and follow other community‑specific marketing plans, drives and programs. Use the on‑site property‑management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensure show units meet company standards: daily inspect marketing corridor and leasing tour, communicate maintenance and upkeep needs, merchandise and maintain a physically appealing show unit or model and amenities, and prepare the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, telephone calls or other contacts to finalize lease or renewal decisions. Execute lease‑renewal program: prepare renewal letters and packages, meet with renewing residents before move‑out dates, and ensure renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns, taking prompt action to resolve problems or document and convey requests. Required Licenses or Certifications All state and local licenses and/or certifications as required. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel as required to assist other properties, attend training, meetings or other events needed for daily responsibilities. Work a flexible schedule, including evening, weekend and holiday calls. Compensation The hourly range for this position varies based on business requirements, prior experience, skills and geographic location. Corporate positions: May be eligible for quarterly or annual bonus programs based on individual and company performance.
