Facilities Manager – Wilmington, Delaware Area Employment Type: Full-Time, Permanent Compensation: Approximately $95,000 annually + comprehensive benefits Position Overview We are seeking an experienced Maintenance Manager to lead facility maintenance operations for a warehouse environment located in Claymont, DE, just minutes from Wilmington. This hands‑on leadership role is responsible for maintaining building systems, equipment, and grounds to ensure safe, efficient, and uninterrupted operations. The ideal candidate will possess extensive ammonia refrigeration experience, strong mechanical and electrical troubleshooting skills, and a proven track record of leading maintenance teams and implementing successful preventative maintenance programs. Key Responsibilities Develop, implement, and manage a comprehensive preventative maintenance (PM) program. Ensure maximum reliability and uptime of facility equipment and building systems. Perform and oversee building, equipment, and grounds maintenance activities. Conduct regular facility inspections and weekly facility walkthroughs. Identify and recommend operational and facility improvements to senior management. Lead, train, and supervise maintenance personnel. Manage maintenance purchasing, inventory, and vendor relationships. Develop and maintain maintenance reporting systems and documentation. Promote and enforce workplace safety standards and best practices. Develop and maintain emergency response procedures. Ensure sanitation, housekeeping, and contamination control standards are maintained. Assist with facility security monitoring and compliance initiatives. Qualifications 8–10 years of ammonia refrigeration experience required. 8–10 years of mechanical troubleshooting experience. Strong knowledge of electrical systems and maintenance practices. Minimum of 2 years of vocational or technical training. Previous experience supervising maintenance teams. Ability to operate maintenance tools and equipment. Experience with hiring, training, and workforce development. Ability to climb and work at heights up to 40 feet. Competitive salary of approximately $95K annually.
