Job description:

Position Overview

We are seeking a motivated and detail-oriented District Manager to oversee the operations of multiple residential communities in Wisconsin, with a primary focus on communities based in and around Reedsburg, WI. This role is responsible for driving operational efficiency, regulatory compliance, financial performance, and strong team performance across the portfolio.

The District Manager will work closely with on-site Property Managers and leadership to ensure communities are operating efficiently, maintaining strong occupancy, delivering excellent resident service, and meeting company standards.

Key Responsibilities

-Oversee daily operations of multiple residential communities throughout Wisconsin

-Provide leadership, guidance, and support to on-site Property Managers and leasing teams

-Ensure compliance with Wisconsin landlord-tenant laws, housing regulations, and company policies

-Monitor property financial performance, including budgets, rent collections, expenses, and reporting

-Conduct regular site visits, inspections, and property walks to maintain company standards

-Support hiring, onboarding, training, and development of on-site staff

-Provide on-site support and coverage at communities as needed

-Monitor occupancy, leasing performance, renewals, and resident retention

-Develop and implement effective marketing and leasing strategies

-Review property performance and identify opportunities for operational improvement

-Help resolve escalated resident concerns in a professional and timely manner

-Communicate regularly with company leadership regarding property performance, staffing, and operational needs

-Ensure maintenance, curb appeal, safety, and overall property standards are consistently maintained

Qualifications

-2–4 years of property management experience required

-Working knowledge of Wisconsin landlord-tenant laws and rental practices

-Strong organizational, time-management, and multitasking skills

-Excellent communication, leadership, and problem-solving abilities

-Ability to travel regularly between assigned communities

-Proficiency with property management software such as Yardi, AppFolio, or similar platforms

-Self-starter with the ability to work independently while effectively collaborating with a team

-Valid driver's license and reliable transportation

-Preferred Qualifications

-Experience managing multiple properties or communities

-Previous District, Regional, or Multi-Site Property Management experience

-Experience in manufactured housing or multifamily communities

-Real Estate License in the state of Wisconsin or willingness to obtain xhyhwjd one

-Experience with budgeting, financial reporting, and property performance analysis

Compensation & Location

Salary: $60,000 per year

Location: Reedsburg, WI

This is a hands-on management position requiring regular travel to assigned communities throughout the district.
