About the Role The Leasing Specialist helps prospective residents find the right place to call home while directly contributing to occupancy and performance across Atwood Management’s residential rental portfolio. This is a customer-facing, sales-driven role responsible for guiding prospects from their initial inquiry through property showings, application, lease execution, and move-in coordination. You’ll build relationships, learn what prospective residents are looking for, recommend rental options that fit their needs, provide engaging property tours, and maintain consistent follow-up throughout the leasing journey. Success in this role is about more than answering inquiries or opening doors. It requires initiative, relationship-building, organization, persistence, and the ability to turn qualified interest into successful resident relationships. What You’ll Do Respond promptly and professionally to prospective resident inquiries Learn each prospect’s housing needs, preferences, budget, timing, and desired features Recommend available rental homes that align with prospect needs Build rapport and use consultative sales techniques to guide prospects through the leasing process Maintain consistent and appropriate follow-up from initial inquiry through lease execution Schedule and conduct professional in-person, virtual, self-guided, evening, Saturday, and other assigned property tours Present properties, amenities, rental terms, policies, and application requirements accurately and confidently Follow up after showings and help interested prospects take the appropriate next step Assist applicants through the rental application process and follow up on incomplete requirements Prepare and distribute lease documents following approval and track them through completion Coordinate assigned pre-move-in requirements and provide an organized handoff to the Property Manager Maintain accurate prospect, showing, application, and leasing activity within company systems Support vacancy marketing through property listings, photographs, videos, virtual tours, open houses, and other leasing initiatives Gather prospect feedback and identify recurring objections, market trends, and opportunities to improve leasing performance Collaborate with Property Managers, Operations, Field Services, Accounting, and other team members to support occupancy and resident experience Maintain compliance with Fair Housing requirements, company policies, and established leasing procedures What You’ll Bring Strong customer service, sales, and relationship-building skills Clear and professional written and verbal communication Confidence engaging with new people and guiding sales-oriented conversations Strong organization, attention to detail, and follow-through Persistence and comfort maintaining appropriate follow-up with prospective residents Ability to manage multiple prospects, showings, applications, and deadlines simultaneously A service-oriented mindset and enthusiasm for helping people find the right rental home Comfort working independently while collaborating with a broader property management team Basic computer proficiency and confidence learning new technology and systems Valid driver’s license, legally required automobile insurance, and reliable transportation Ability to travel between rental properties Availability for assigned weekday, evening, and rotating Saturday responsibilities Experience in leasing, property management, real estate, hospitality, retail sales, banking, customer service, or another relationship-focused position is preferred.
