Service Technician II

Position Summary The Service Technician II is a key associate on the Property Management team responsible for inspecting, troubleshooting, and repairing various systems and components in Progress Residential single‑family homes. The position focuses on delivering an outstanding customer experience while maintaining cost and expense controls. Essential Functions Perform scheduled and unscheduled/emergency preventative maintenance, inspections, and service requests for daily systems such as electrical, plumbing, appliances, water irrigation, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, lights, ceiling fans, fireplaces, gas fixtures, shutters, doors, cabinets, windows, sliding glass doors, and locks; manage pool areas, tile, hot tubs/spas, and pool furniture. Diagnose and troubleshoot basic HVAC items including thermostats, batteries, filters, and other components. Report all major repairs or replacements prior to any expenditure of funds. Maintain awareness of property conditions and address any unsafe conditions immediately. Conduct all business in accordance with company policies, state and federal regulations (Lead‑Based Paint, ADA, Fair Housing, OSHA, etc.) and uphold workplace safety standards. Complete service requests promptly and maintain regular attendance and punctuality. Follow the fleet vehicle maintenance schedule and keep the vehicle/workspace organized and clean. Qualifications High school diploma or equivalent required. Technical college or trade program with HVAC certification preferred. Valid driver’s license in the working state. Minimum of 3 years’ experience in general service and maintenance (painting, plumbing, carpentry, electrical, drywall repair, etc.). Employee must possess own tools required for residential service and EPA certification. Minimum 2 years’ experience repairing all makes & models of residential appliances preferred. Ability to install all makes & models of residential appliances preferred. Available for on‑call service, weekends, and evenings as needed. Previous experience in the single‑family or multi‑family rental industry preferred. Ability to work under pressure, meet multiple tight deadlines, and interact with residents and contractors tactfully and professionally. Strong organizational, communication, and people‑skills. Physical ability to sit, stand, climb stairs, and lift 50 pounds with ease. Knowledge of all pertinent laws, EPA, and OSHA regulations; working knowledge of Microsoft Office and handheld computer proficiency. Honest, ethical, and confidential handling of information.
