Hiring location: Talavera Apartment Homes, Santa Fe, NM. Essential Duties and Responsibilities Primary responsibility is to organize, direct and control the day‑to‑day operations of the apartment community by providing leadership, motivation, and consistent direction to the on‑site staff. Property Manager must demonstrate honesty, moral integrity, and ethical conduct. Coordinate responsibilities and activities of apartment community employees – hire, train, terminate, and supervise all community employees under the direction of the Regional Manager. Motivate and develop community performance reviews and recommend salary adjustments. Conduct ongoing training. Accurately prepare, or supervise preparation of all required reports and forms including accounts receivable, daily bank deposits, monthly collection report and summary, weekly occupancy report, accounts payable, month‑end closing reports, and yearly operating budgets. Approve, supervise, and prepare all required personnel items including time cards, benefit elections, personnel action forms, and payroll commissions/bonuses. Maintain company customer service standards – respond to resident inquiries, produce messages, review and approve or reject resident applications, explain lease documents, maintain positive resident relations and attend resident functions. Maintain the appearance of the apartment community according to established standards – inspect, oversee work orders, ensure satisfactory quality of completed work. Report any property conditions requiring capital expenditures. Take necessary precautions for fire, personal injury, and other catastrophic events to protect health and wellbeing of all employees, residents and property. Analyze and monitor community market conditions to anticipate changes or trends that could affect profitability. Perform additional duties, responsibilities or projects as assigned. Requirements Minimum 2 years of multifamily experience as a Property Manager. Effective team management in a fast‑paced environment. Ability to deal with residents, prospects, and vendors professionally. Working knowledge of all financial aspects of apartment management, bookkeeping, computer functions, local and state laws pertaining to apartment management, and marketing and sales. Capable of walking up and down stairs to check and show rent‑ready apartments. Ability to lift no more than 25 pounds; if more, must seek assistance from the maintenance department. Valid driver’s license and current auto insurance. Compensation Yearly Salary: $70,000 - $80,000 #J-18808-Ljbffr
